Q: Hi I have a civil case executed in Dubai by 1 bank only and there is no arrest warrant issued. I am outside the country and my residency is still valid can I enter UAE again, I want to pay the amount in installments cause I have work. Q: Hi, My landlord sent me a legal notice informing me of his intention to sell the apartment. As a result, he will not be renewing the tenancy contract which ends on 31-07-2024. The legal notice is dated 21-02-2024. I am aware that as per RERA there needs to be a 12-month notice in such cases. Q: Dear Sir/Madam, We are at the final stages of the process, with our MoU expiring while waiting for the NOC. All cheques have been issued and shared. In the MoU, we have a couple of additional conditions regarding the seller`s obligation to obtain the NOC and a penalty of 10% for defaulting on either side. What can I do if the developer canceled my unit and did not refund my deposit?
Q: Hi, I paid a 24% deposit and 4% DLD and my SPA was voided the next day after I signed the SPA. After many emails and telephone calls to the developer, I was told that due to some issues with the booking, they could not proceed with the unit I booked. They were offering an alternative unit about 20 floors lower or a bigger unit at a higher price. Both alternatives were not acceptable. The developer then said that they would cancel and refund the money. I was waiting for their email to confirm this and was wondering what I could do if the developer did not return all the money. How to handle a seller who refuses to return a reservation cheque?
Q: Dear Sir/Madam, To whom it may concern, I handed over a reservation cheque to the real estate agent and mentioned in the cheque receipt not to cash the cheque or transfer it to the seller before my finance is agreed upon. The seller already has a new buyer and does not want to return the cheque. He wants to claim the reservation cheque with an amount of 100,000 AED. Q: Hello, I need your help with advice. I own a property and recently signed a contract with a new tenant who is supposed to move by March 1st. But I haven’t received the deposit or first payment and when I asked about the payment, he said that he is out of the country till mid of March and will check how to sort this issue. Will the contract be void if he didn’t pay the deposit yet? Once I signed it, I had to go through the rental dispute center against him even though our contract hadn’t even started yet. Q: Dear Sir/Madam, As the plaintiff, I filed a case in Dubai Courts through AL ADHEED regarding a bounced cheque. The court issued an order instructing the defendant to clear the payment by December 25, 2023. However, the defendant has not honored the judgment, and the payment remains unpaid.I received advice from the representative at AL ADHEED that my next step could be to request the blockage of their trade license.
