Q: Dear Lawyers, I rented a studio on a monthly basis, and my rent included all utilities and bills, with a contract that isn’t Ejari. Now, the landlord has cut off the DEWA and is asking me to vacate the unit and take the rest of my rent three months before the contract expires. Is there any legal action I can take against him?

Does a tenancy contract supersede the laws of the Real Estate Regulatory Agency (RERA)?
Q: Dear Lawyers, Dubai Tenancy Question Addendum: 1. In case of not renewing the contract, the tenant shall inform the landlord 3 months prior. If the tenant fails to do so, they shall bear a penalty of 2 months` rent for not notifying the landlord. 2. Failure to execute the renewal (at the sole discretion of the landlord) shall result in the automatic termination of this agreement. 3. The landlord unequivocally objects to the tenant`s continued occupation of the premises after the expiry of this agreement. An overstay fee shall apply from the day following the expiry of the term. The tenant’s continued occupation shall not result in the automatic renewal of this agreement. Questions: A. Does this addendum supersede the laws of the Real Estate Regulatory Agency (RERA)? B. Does the contract automatically renew, or is it considered terminated as per the conditions of the addendum? C. How much should be paid to the landlord if the tenant vacates a week after the expiry of the contract?

Q: Hi, My wife is currently working in a nursery under my visa as a Teacher`s Assistant. I was suddenly relocated by my company to another emirate, and my wife and son will accompany me. She is under a labor contract with her company, and her Adek pass is under the company. She wishes to leave without notice because her position will not affect the activities of the school. However, her manager is requesting 3 months` notice or 3 months` salary before she can leave. I need advice on what to do next because this is not stated in her contract, and she is not a teacher who would need to pay such an amount. Will revoking the NOC I gave her to work solve the issue? I even offered for her to pay 1 month of her salary plus the labor contract money so we can relocate, but the manager is still refusing. What can I do? She needs to start another job when we move to another emirate, and Adek pass approval is required, so she needs cancellation from her current employer.+3

How do I handle a non-paying tenant with pending cheques and no contract?
Q: Dear Lawyers, My tenant in Dubai consistently pays rent late, and we did not renew the contract when it expired on December 23rd. However, I accepted post-dated cheques from them. Currently, two cheques for 32,000 AED are pending, and another for 16,000 AED is due on October 6th (covering rent for November and December). They signed a letter stating that if they do not pay by the end of September, they will vacate by October 1st. They’ve been late before but eventually paid. Now, they are not responding to my follow-ups, and I’m concerned they may leave without settling the rent. My questions are: 1.
