Should we vacate at the end of our tenancy or rely on the new owner's title deed date?

Q: Hi there! Our landlord sold the apartment we are currently staying in. We were aware they were on sale, but we never received any legal notice about it. We only received the title deed under the new owner`s name and issued the rest of the cheques to him. Should we vacate the apartment at the end of our tenancy contract, or rely on the title deed`s date (not sure if it is the correct document though)? Thanks in advance!

Can I appeal if landlord falsely claims rent non-payment despite evidence?

Q: Hi, I received a 30-day legal notice for missed rent on 26th Jan. I transferred the rent to the landlord by 7th Feb. I have communication from him that it was received. The subsequent months up until March were all paid and acknowledged by the landlord. A couple of weeks before renewal, he tried to increase the rent from 56k to 70k. On the contract renewal date, I filed an offer and renewal case, which the landlord did not respond to. On 8th May, he filed a case of First Instance stating he was still owed rent from the previous contract, which was already paid and acknowledged. I then uploaded the documents, but in English, and the decision went in his favor. Can I still appeal this enforcement?

Can the landlord increase rent according to the valuation certificate?

Q: Hello Everyone, I know it has been discussed quite a few times; however, it`s not clear. Can the landlord increase rent according to the valuation certificate? My current rent is AED 71,400. When I check the RERA Rental Index, below is the text being shown: When renewing real property lease contracts, the maximum percentage of rent increase for real property in the Emirate of Dubai is 5% of the rent of real property unit, where the rent is 11% to 20% less than the average rental value of similar units. The rent for a two-bedroom apartment in Port Saeed ranges from 72,000 to 88,000 AED per year (excluding water, electricity, or any other fees). The increase amounts to 3,570 AED per year. The landlord`s valuation certificate states AED 85,000. Therefore, my question is whether the rent can be raised to AED 85,000 using the valuation certificate, or if the increase should be limited to 5% since the valuation falls between 11-20%.

Can I sue for damages due to the landlord's maintenance negligence?

Q: Dear Sir/Madam, I rented a unit through an agency leasing on behalf of the landlord, and I don’t have the landlord’s contact details. Two months ago, I noticed a leak in the unit and reported it to the agency via their portal. Despite this, I received no response. I also sent emails, and the only reply I received was that they are waiting for the landlord’s approval to fix the leak. Since then, the leak has spread throughout the walls, causing insect infestations despite my efforts to hire pest control. Can I sue for compensation for the following: 1. Pest control costs 2. Increased DEWA (utility) bills 3. Inconvenience and discomfort 4. Loss of use

Can I claim compensation from my previous landlord for vacating me to increase the rent?

Q: My landlord evicted me after sending me a court notice that he intends to sell the property. I even told him that if this is just about increasing the rent, I would be happy to do that since my wife is undergoing cancer treatment and moving is difficult for us. Nonetheless, he asked us to vacate and is now renting the apartment out (but there does not seem to be any Ejari registered). Is there anything I can do to seek compensation if he has not registered the Ejari?

Q: Hello, I received a judgment shown in the public prosecutor app for "arrest." It doesn’t mention the duration of the arrest or the payment of any fine. How can I find out the details? Can I enter the coutry without trouble if the bank got a travel ban for credit card debt?

What to do after being caught with a small amount of weed and released with a case number?

Q: Dear Sir/Madam, My friends and I were caught at home by the CID with a small amount of weed after one of my friends deposited funds in an account to purchase cannabis at the end of 2023. We all tested positive at the CID headquarters, admitted that we had it for personal use, and were transferred to a police station. We were released after 24 hours with a case number, but we still haven’t spoken to anyone, and we don’t know what the next step is.

Is it normal for a company to require an initial payment for visa and work permit?

Q: Sir/Madam, I am currently in India and have received an offer letter from a company based in Fujairah, UAE. They have asked me to contact a travel agency for the work permit and visa process. The rental agreement and Ejari have expired. Is the tenant occupying illegally?

Q: Dear Sir/Madam, I have just purchased a property with a tenant inside. It turns out that the rental agreement and Ejari expired in March 2024 (2 months ago). Is the tenant, therefore, occupying illegally? What are my options to get the tenant out? Can the landlord send an eviction notice by email if I refused rent increase?

Q: My rent contract ends on 9/8/2024. I contacted the landlord for renewal and he asked to increase the rent. He didn’t send any notice for an increase before 90 days, so I declined the requested increase. He called and said I should accept the increase or I have to leave. One day later, yesterday, he sent me (email) a notice to evict the apartment for selling, and he wrote he would provide a partial contract until 28 May 2025. Since I asked before in an email to share a copy of his EID, he used the same email subject to share the eviction notice. Can he do that before the contract renewal? He was willing to renew with higher rent and when I refused, he came with an eviction notice. What if pretends to sell it but doesn’t sell (shifts the ownership to wife)? How to check if it`s sold? Can he send the eviction notice through email or should be through registered mail? If emails are accepted, can he send them under another email subject (subject used: a copy of EID or passport)? What should I do next? Thanks
