Can one month in jail cover multiple execution cases for a manager?
Q: Dear Lawyers, How to Calculate Jail Terms I have 4 execution cases against a company and want to put the manager in jail. I also have an execution against the manager directly, in his personal capacity. Another creditor has two execution cases against the same company and wants to put the same manager in jail. The other creditor also has an execution case against the same manager, in his personal capacity. Suppose we, two creditors, succeed in getting 6 arrest warrants against this manager since he is the manager of the company. And we also succeed in getting two arrest warrants due to personal execution directly against the manager in his personal capacity. Question 1: Can the same one month in jail be counted against multiple execution cases? Question 2: Can the manager be in jail for 3 months maximum in his role as manager, and then 3 months contiguously in his personal capacity? Question 3: Is it better to stagger the application for arrest warrants, or is it better to apply for all 8 arrest warrants at the same time?

Q: Hello, The company terminated the employee for poor performance. He claims the repatriation tickets. Questions: 1) Shall we cover the cost of repatriation? Q: Dear Sir/Madam, I am seeking legal advice for my ongoing cheque execution case with a bank. I wish to open a dispute case against the bank for claiming more than I owe. However, to open a substantial dispute case, the court fees are around 20,000, which I cannot afford to pay in one shot. Is there a way to request the court to start the case with my passport as a guarantee, with a minimum amount, or to pay the fees in installments?+1

Do I have to send the tenant an eviction notice after buying a villa in Dubai?
Q: Hi We are in the process of buying a residential villa in Dubai which is currently tenanted. The seller did not issue an eviction notice to the current tenant. However, the following sentence was added to the contract: “As agreed, this will be the last renewal period for the tenant. The tenancy contract will not be renewed or extended. At the end of this contract, the tenant will vacate the property on 11/01/2025.” On the above basis, is the tenant obligated to vacate on the above-mentioned date even after the property is transferred to me? If so, do I need to send them an eviction notice for 11/01/2025? Or a 12-month notice would need to be sent? Thanks In advance

Is a rent increase notice sent by the previous property management still valid?
Q: Good afternoon, I have a Real Estate property management license in Dubai. I recently entered into a management agreement with a landlord of a fully occupied building. Now, I am dealing with a situation where I can`t send rent increase notices 90 days prior because my company was not managing the building 90 days ago. If the previous real estate company did send these formal notices, can we consider those valid for us as well? In the worst case, where we cannot reach an agreement with the tenant and open a lawsuit in RDC, can we present the notices that were not made by us but were still made in compliance with the laws? As per RERA and UAE laws, can these formal notices for rental increases be sent via email to the tenant`s registered email address? Or must it be a notarized rental increase notice from a notary public for the judge to approve the rental increase?
