Can I leave the UAE after applying for residency and return later?
Q: Dear Sir/Madam, I am applying to transfer my US immigration case to the UAE and I am working on getting an UAE work permit. I understand that applying for residency comes with it. My question is, when I enter the UAE on a work permit, how long do I have to live in the UAE? Do I have to stay until I receive the printed residency card? Or do I have to stay until I get my interview letter and/or until I do the interview? Could I leave after the residency card has been applied for (but not received) and come back for the interview? In case of resignation, is the annual leave payment calculated on the basic or total salary?
Q: Hi All, I have decided to resign from my employment and take up a job with a new employer. The offer letter has been signed and I have been given my start day for the 8th of June. I have two questions. My employer has told me that my unused 10 days of annual leave will be calculated on my basic salary of 10,000 AED. However, my total allowances including my basic salary are 18000. 5,053 for housing, 2,000 for transportation and mobile phone, and 842 for others. So how should my employer be calculating my unused annual leave, on basic or total? Also, I have a loan and credit card with no missed payments. Q: Dear Sir/Madam, The landlord sent me a 90-day notice for a rent increase in his personal email. The email address he used was not the one listed on the tenancy contract. Q: Dear Sir/Madam, My tenants would like to renew their tenancy contract for another year. However, property rental prices in the area of my property have increased by 30-35% in the last 12 months. As I am not a wealthy landlord (the property was purchased from my pension funds in order to provide me with an income), is it acceptable for me to increase the rent to align with current market prices when preparing the new contract? Please note that the RERA index calculator does not appear to reflect current market prices, so I am unsure of the best course of action or what my options are. Landlord never sent a rent agreement, now threatening to evict me if I go to RERA
Q: Dear Sir/Madam, I have rented an industrial property and moved in 2017. All these years, I have been paying rent to the landlord`s office, and they have never sent me a rent agreement in advance. Last year, 2022-2023, they increased the rent by 40%, and I agreed. However, this year, they want to increase the rent by 15% to 20%. They never sent me any notice; just a day before the contract expired, they sent an email. I had sent them an email two weeks before the expiry date, requesting them to prepare a renewal contract, but they never sent it. Today, when I spoke to their representative, he informed me that if I go through RERA, the landlord will send an eviction notice and not renew the contract next time. Can the landlord evict me from the apartment to sell then rent it for a higher price?
Q: Hello, I am a tenant in Dubai. Last year in June, I signed my first rental contract in Dubai. One bedroom 864 sqft for AED 65,000. Later this year in October, I got an eviction notice saying that I need to leave the apartment when the contract ends because the owner has the intent of selling the apartment. A few days back in March, I got a call from his agent saying that no one is interested in the apartment because the landlord wants a big price so if I want, I can renew the contract. The new price for me will be AED 76,000. I took some time to think and then called him back saying that as per RERA they cannot increase more than 5% which will be 68,250 but I am willing to pay 70,000 not to move out. A few hours after the call I got an email that they re-inform me that I have to leave in June because they want to sell the apartment. Is it advisable to take the bank offer of 50% discount to pay the full debt?
Q: I would like to know about my issue: The bank sent me an email for a cheque execution notification case, an arrest warrant is in process and a travel ban is active. I have a personal loan of AED 50,000, two days after receiving the email, the bank called for a 50% discount for them to stop the case but I have to pay the full amount, a one-time payment. Since I cannot source this amount, I requested if they can offer installments but they refused and said they will proceed. At the moment, I still haven`t received any sms or email from Dubai Courts.
