Q: Dear Sir/Madam, I was driving on the service road, and a person crossed the main road and stepped onto the service road. My car hit him by the side. and he fell down. As per the ambulance, the pedestrian will have to get some stitches. The ambulance took him to the hospital and the police took the report from me and the statement at the police station. What are the labor dues in case of disciplinary termination?
Q: Hi, The company sent me a termination email for this reason: "This decision has been made following a disciplinary investigation into your unauthorized absence from work starting from June 22, 2023. As a vital member of the crucial product delivery team, your WFH request during this period was not approved. Despite offering you alternative leave dates, you declined." So now, the company is saying that they are not paying my notice period amount, and also they are asking me for visa cancellation fees. I have worked for 10 months in this company. I have a few questions now: 1. In the case of disciplinary termination, are they liable to pay the notice period amount or not? 2. Do I have to pay the visa cancellation fees? أسئلة وأجوبة

The landlord wants to increase rent above RERA Index. How to renew my contract?
Q: My landlord was asking for an unjustified rent increase of 9K, while the RERA calculator showed 3K. He was threatening to go through the Rent Valuation process, however, he only gave me a notice period of 83 days. According to Dubai Decree No 43 of 2013 and Law No 33 of 2008, landlords are required to provide a 90-day notice period before making any changes to the rental contract, including increasing the rent amount. Failure to comply with this notice period entitles the tenant to refuse the rent increase. As the current contract is coming to an end by the end of next week, I have made several attempts to reach out to my landlord and his real estate agent to reiterate my interest in extending the contract and collecting the rental cheques at the old prices. Also, I kindly requested that they provide me with the contract as soon as possible. Unfortunately, I have not received any response thus far, and considering that this week is a holiday week, I do not know what to do. Sincerely,

Q: I just happen to buy a property and sign the papers today. The property is occupied till 30 June as the tenancy also expires on the same day. I was not informed by the previous owner that the tenants are going to renew the contract. They did not send an email to the previous owner of their intention to renew the contract. A tenant is refusing to vacate commercial property in Dubai - what can I do?
Q: Dear Sir/Madam, I purchased a commercial property office in Al Barsha Heights Dubai in May 2023. It was rented and an eviction notice was issued on December 19, 2023. The tenancy contract/Ejari expired on April 24, 2023. The tenant agreed and signed in the addendum terms that he would send a written request to the owner to renew the contract 45 days before the expiry date and that he would pay the rent as per the RERA review. However, he has not sent any official email to the previous owner or the new owner to renew his contract/Ejari. One month has passed since then. Meanwhile, the previous owner has sent emails to the tenant from her registered email stating that she will not renew the tenancy contract after it expires on April 24, 2023, and that he should vacate the office on the expiry date. She also informed the tenant that the office has been sold. The tenant is now living in the office without renewing the contract and is saying that he can live there until December 18, 2023, as per the eviction notice. اتهام شخص بحادثة سرقة منذ عام بناءً على سرقة حدثت اليوم واعترف بها
س: السلام عليكم، صديق لي سرق وتم حل المشكلة مع مدير المكان في نفس يوم السرقة بشكل ودي. بعد مرور أيام، اتصل به صاحب المكان يتهمه بسرقة مبلغ من المال لموظفة قبل عام تقريبًا مهددًا إياه بوجود كاميرات وشهود شاهدوه يتجول كثيرًا في المطبخ بالقرب من مكتب الموظفة. هدده أيضًا بحادثة السرقة التي تم حلها بشكل ودي واعترف بها. صديقي لم يرتكب السرقة التي قبل عام. ماذا عليه أن يفعل والمدير يهدده قائلاً: "سأقدم ضدك شكوى للمباحث وإذا سألوني لمَ تتهم هذا الشخص، سأقول أنه سرق قبل أيام". الآن صديقي مُهدد إما بإرجاع المبلغ، وهو لم يفعل ذلك، وإما بتقديم بلاغ وابتزازه بحالة السرقة التي تم حلها بشكل ودي. أرجو الرد! أسئلة وأجوبة
