Q: Dear Sir/Madam, I invested in a real estate project in Dubai that was supposed to be completed in 2021 but is still not completed and is showing under cancellation on the DLD website. I have made a 55% down payment. The builder is not providing us with updates on the project, so we want to cancel our investment. When we asked them to cancel our booking, they said they would deduct 10.31% of the property price, which includes 4% DLD fees and 6.31% agent commission. What are our legal rights for a refund if the project is under cancellation? Also, the DLD fees were waived during booking, but now they are asking us to pay them. Please advise! أسئلة وأجوبة

Property seller sent an eviction notice to the tenant before sale. Should the new owner send a new one?
Q: Good morning I would like to know if one buys a tenanted house with an already served notice of eviction to the tenant, does the new owner have to re-serve a new 12 months notice, or does the first notice remain in force? I read that if the sales contract mentioned that a notice has already been served, the new owner does not have to serve a new notice. Could you please advise? What should the sales contract say exactly? Also, since the current owner already served notice, can he also ask for a rent increase if he does so before 90 days of the contract renewal? Who is responsible to pay the admin fee for tenancy contract renewal in UAE?
Q: Dear Sir/Madam, I am in the process of renewing my tenancy contract and the agent is claiming AED 1000 administration fee for the renewal. This was not stipulated in the contractual agreement that was signed for the current rental term. Am I responsible to pay this admin fee? From my understanding, the landlord is responsible for paying the admin fee for renewal. Is this correct? Please note that this is for the combined tenancy agreement only and not for the EJARI. Q: Hello, I was in an RTA accident about a year ago, which resulted in a police case. I stayed in the hospital for a month and was then discharged. Q: Dear Sir/Madam, I have not been served with a 90-day notice of any rent increase. The agent says that the landlord has changed, and that is why the rent is being increased. My assumption is that even if the landlord has changed, they still have to give me 90 days` notice of any rent increase. Is that correct? Also, this is only my first-year renewal.
