Property seller sent an eviction notice to the tenant before sale. Should the new owner send a new one?
Q: Good morning I would like to know if one buys a tenanted house with an already served notice of eviction to the tenant, does the new owner have to re-serve a new 12 months notice, or does the first notice remain in force? I read that if the sales contract mentioned that a notice has already been served, the new owner does not have to serve a new notice. Could you please advise? What should the sales contract say exactly? Also, since the current owner already served notice, can he also ask for a rent increase if he does so before 90 days of the contract renewal? Q: Hi, I joined the company on June 26, 2021. The general manager approved my salary increase on June 28, 2023. My labor contract ends on July 12, 2023. Will a PCC be issued after paying a fine for an RTA accident?
Q: Hello, I was in an RTA accident about a year ago, which resulted in a police case. I stayed in the hospital for a month and was then discharged. When I tried to go back home for recovery, I found out that there was a travel ban on my passport due to the pending case. The court ruling was to pay a fine, which I did. The case was closed and I came back home. I am now planning to go back to the UAE to work, and the company has sent my documents for security clearance. Will I be able to get a PCC? أسئلة وأجوبة

س: مساء الخير، أبحث عن شراء عقار مستأجر حيث أرسل البائع بالفعل إشعارًا بالإخلاء لمدة عام للمستأجر. أشتريه للاستخدام الشخصي وأريد الانتقال إليه بمجرد مغادرة المستأجر في مارس. هل إشعار الإخلاء الأصلي للبائع لا يزال ساريًا بعد بيعه لي أم يجب علي تقديم إشعار إخلاء جديد للمستأجر؟

هل يمكنني إرسال إشعار بزيادة الإيجار إذا كنت قد قدمت بالفعل إشعار إخلاء؟
س: مرحبًا، لقد أعطيت المستأجر إشعار إخلاء لمدة عام واحد منذ 3 أشهر. وذلك لأن ابنتي ستنتقل إلى الوحدة. المستأجر الحالي يدفع 32 ألفًا بينما الإيجار الآن 65 ألفًا. ومع ذلك، فإن تجديد الإيجار قادم في غضون 3 أشهر. هل يمكنني زيادة الإيجار بما يتماشى مع زيادة الإيجار أم أن هذا سيجعل إشعار الإخلاء غير صالح؟

انتهت مدة الإنذار بالإخلاء بعد طلب المالك الجديد تبديل الشيكات. ما العمل؟
س: السلام عليكم، أنا مستأجر في دبي. المالك القديم باع الوحدة لمالك جديد وكان هناك شيك مستحق قبل إتمام عملية البيع بخمسة عشر يومًا ولم يصرفه المالك القديم. تلقيت رسالة علي الواتساب من رقم غريب يقول أنا المالك الجديد للعقار ويُرجَى تبديل الشيكات. لم أجب حتى أتأكد من جدية الرسالة. بعد يومين وجدت إنذارًا عدليًا للإخلاء لعدم سداد الإيجار. تواصلت مع نفس الرقم ولكن لا توجد إجابة، وأرسلت رسائل لإعلامه باستعدادي لدفع المبلغ الأول نقدًا وإعطاء الشيك الآخر باسمه، ولكن لا يوجد رد. انتهت مدة الإنذار. ما موقفي القانوني الآن؟ أسئلة وأجوبة

I was on a visit visa and got expired. How to remove absconding case and apply for employment visa?
Q: Dear Sir/Madam, I just want to know to whom I will come first. The thing is I am on a visit visa and fortunately found a job here in Dubai. As they are processing my employment visa, my visit visa expired. The PRO didn`t inform me to apply for a visit visa until the employment visa has been issued. Now, the employment visa is on-hold. صدر أمر حبس للمنفذ ضده ولم يُقبض عليه. ماذا أفعل؟
س: السلام عليكم، تحية طيبة وبعد، صدر أمر حبس على المنفَّذ ضده من قبل المحكمة المدنية للتنفيذ، ولكن لا يزال المنفَّذ ضده مطمئنًا في داره وفي كل مكان يذهب إليه لكونه يعلم جيدًا أن الشرطة لن تقبض عليه إلا في حال سفره أو ارتكابه جناية. سؤالي: ماذا أفعل؟ وما الطلب الواجب تقديمه للقاضي لكي يُقبَض على المنفَّذ ضده جبرًا وفي منزله مثلاً حتى يتم إرجاع المبلغ المنفَّذ به في أسرع وقت؟ مع التقدير! أسئلة وأجوبة
