Letter required for property loan clearance
Q: I own an apartment in Dubai and on the Title Deed I have my name and that of my daughter who is a minor. I have approached a bank for an equity release against the apt and the bank has asked me to get a court permission allowing me to get the loan since there is a minor. I have approached the personal status court and the judge asked me to prepare a personal statement of my position, etc and to include the reason why I need the money and what I plan to do with the money. On the personal statement I put “The purpose that I am applying for this loan is because I would like to use the money towards the continued education of my daughter as she attends university in the United States to obtain a Bachelor’s degree which takes 4 years and part of the application process is to show proof of funds in order to pay for university as a pre-requisite in the application process.” My question is my reasoning ok for the Personal Status Court or should I put something else on my personal statement? أسئلة وأجوبة

Can landlord retain the rent in case of early tenancy termination by the tenant?
Q: Good day, I have given a cheque amounting to the full rent value for 1 year as per my landlord`s requirement. I just renewed my contract for the 2nd time, however, I am requesting for an early termination due to the transfer of my work location. But the landlord says I cannot refund the remaining rent amount even after 2-months notice which is about 7 months and the amount is more or less AED29,000+.

س: مرحبًا، أنا مدين لبنك في الإمارات بقيمة بطاقة ائتمانية. وبسبب بعض الظروف التي مررت بها (حيث فقدت مصدر دخلي الرئيسي، إلى جانب تحملي لبعض الأعباء المالية الأخرى مثل الفواتير الطبية لعلاج وأدوية السرطان وعدم امتلاكي لتأمين طبي)، لم أتمكن من تسديد قيمة البطاقة الائتمانية في المواعيد المحددة لمدة تتجاوز العام. ونتيجة لذلك، تراكم المبلغ وتحول من مبلغ صغير إلى مبلغ كبير نسبيًا (بواقع 70.000 درهم تقريبًا). تلقيت رسالة إلكترونية من أحد وكالات جمع الديون مؤخرًا تفيد بأنني إن لم أدفع المبلغ المستحق بحلول الشهر القادم، فسوف يُطبق حظر السفر عليّ كما سيرفعون دعوى مدنية ضدي. لكن من المستحيل أن أتمكن من دفع هذا المبلغ في الموعد المحدد. هل هناك طريقة للتوصل إلى تسوية مع البنك (كأن يتنازل البنك عن جزء من المبلغ أو الفائدة أو تقسيم المبلغ إلى أقساط شهرية) أو أي حل آخر تقترحه؟ شكرًا مقدمًا. أسئلة وأجوبة

Q: Dear Sir, I have a little inquiry. My company Techno Links Trading Co. LLC has a case in the court. There are two companies in Abu Dhabi that owe us money since 2010. One is Al Maraikhi and other is Al Mushrif. The court has ordered in our favour. Now it`s been more than a year we are still waiting for the payment. The problem is we don`t want to renew our company`s license as there is no business these days but if we don`t renew we won`t be able to collect money from them. Infringement of copyright law (plagiarism) and deportation of the accused
Q: I am an Indian citizen. My brother was charged with plagiarism by his employer for which the penalty was AED 20,000.00 to be paid as fine. He paid the fine and was acquitted by the court. He received termination of the case letter and a letter stating that his passport can be handed over to him as there is no further research required. When he went to collect his passport on 13th June 2017 from the city police, he was detained to be deported in 3-4 days. Since then he is in central jail AD. I have no information of any charges against him. I don`t know when will he be deported and why have they still not deported him. Could you please let us know the deportation procedure and what should be the next step from our side.2017/06/29

Harassment inside marital relations
Q: An NRI man claimed that he was divorced and approached me and I`m a divorcee too. When he came down I came to know that he did not get his divorce when I questioned him. He forced for sex, infact raped, video taped it and threatened that would kill my son if i dont agree. Later I had to agree and then he married me and always threatened. Meanwhile during this time I also came to know that he had affairs with many women and cheated a few too. Currently he has affair with his colleague in his office. His sister and brother in law too initially lied that he was a divorcee and later whenever I went to their house they harrased me both physically and abused me badly. I don`t have any support or anyone to save me. I`m scared that he would release the video which he took without my knowledge when he had sex with me and kill my son. He ran away to Dubai. Refund for the purchased 10-year travel plan
Q: Dear Sir/ Maam, The issue is that we purchased a10-year travel plan worth 34000 AED with an agency and became a platinum member. However, up until now we have not received our loyalty kit (our log-in to the system) in order for us to use the product and services. According to the contract signed 19th of May, this should be given withing 2 weeks. We were very unsatisfied with their services and since they haven`t given any product or we haven`t used any of it yet, we opt to have the amount refunded and waived off the 2 nights stay in Bangkok which was given regardless of we join or not. However, in their contract that we signed, it is non-refundable. Could they really do this? Or is there still any way that we can have that 34k refunded? أسئلة وأجوبة

Is it required to notify the landlord in advance about non-renewal of tenancy?
Q: Please, can you advise. Our landlord is demanding a months rent penalty for not notifying him 2 months in advance of our intention to vacate the premises. However, our contract does not request us to give notification. It has one clause which states: "IF the tenant wants to leave the apartment BEFORE the expiration date of the contract, he/she shall give 2 months written notice and pay 1 months penalty." We are leaving on the expiration date, so how can we be in breach of the contract? There are no other clauses or statements in the contract which refer to leaving notice required, and the contract itself has a clause which deems it null and void after the 1-year expiry date. أسئلة وأجوبة
