Q: Dear Sir/Madam, We operate a restaurant and are contractually obligated to purchase our goods and services from the landlord. Q: Hello, I have a residency in the UAE and a personal bank account (salaried). I will start working with a Saudi company and I have a NOC from the employer and a legit contract with the Saudi company. Can the Saudi company transfer the salary directly to my personal account? How to enforce an execution file for alimony and maintenance if my ex-husband offers settlement?
Q: Hello. The question is about my execution file in the Court of Personal Status in Dubai. In 2013, a judgment was made for the father to pay AED 2K monthly for Nafaqa (alimony) and AED 40K annually for house rent. However, the father consistently delayed payments, despite having a monthly income of AED 30K. I attempted to settle the matter through court procedures in 2015 and 2017, but the father didn`t follow through. By 2021, the outstanding amount was AED 145K, leading me to request an arrest warrant. The father claims he`s not working, but I am aware he`s involved in a construction business with his brother to avoid court responsibilities. He has no property or financial resources to block. In 2023, the outstanding amount increased to AED 206K. The father hired a lawyer to remove the arrest warrant, and now they seek a settlement. The court admin insists I attend the settlement meeting. What do you suggest? How can I protect the rights of me and my daughter, since I cannot afford a lawyer?

Can the employer ask me to apply salary reductions for the team I am managing?
Q: My employer is pushing me hard to review the salary structure of my team and give him the percentage of reduction for each individual member and share it with the finance department. I am not HR, not the hiring manager, given that the company is going through financial hardship. Why is he pushing me to do it instead of him doing it as part of his authority? I got arrested then the prosecutor dropped charges. How did I get PCC then but now cannot?
Q: I got arrested in 2018 for the possession of weed, spent a month in jail and the prosecutor dropped the charges and deported me. I requested a good conduct certificate from the police after a few months and it came clear. I never visited the UAE after as I have a ban. I needed a good conduct certificate again now and it was canceled, how is this possible? What can I do from outside the country now? What can be the reason?2023/10/26

Would a minor have a share in all properties, or be given a particular property?
Q: Dear Sir/Madam, My father died recently. We are Muslims living in Dubai, UAE. I have siblings, including a minor who is 16 years old. My father had land and vehicles under his name. If I am applying for an inheritance, does the minor need to have a share in all the properties and vehicles, or can she be given a particular property? Second, if we want the land to be in her name, can she manage it (like renting and banking) or does it require an adult? I want to ask the same for transferring the vehicles. The credit card people are contacting me after 3 years of non-payment. What can I do?
Q: Hi, The credit card people are contacting me after 3 years. They said it`s a call from a lawyer`s office and the guy writes provocative messages on Whatsapp to show that I am not willing to cooperate. How long is the security cheque valid for? Can they contact my employer? The thing is I was paying until I found out that it was not added to the amount but considered as fines and fees! Then I lost my job, left the country for 2 yrs, and came back. The amount they claim is 9k. Thank you.

هل تُطبق عقوبة عند الاستقالة والانتقال إلى وظيفة أخرى إذا لم يمر على الإقامة 6 أشهر؟
س: السلام عليكم، أعمل في شركة منذ سنة ونصف. في البداية حصلت على عرض عمل ولكن لم تصدر إقامه لوجود حظر على الشركة. صدرت منذ 4 أشهر إقامة لي على شركة أخرى يملكها صاحب الشركة التي أعمل بها بسبب الحظر على الشركة التي أعمل بها، ولكن لم أحصل على شهادة عدم ممانعة (إعارة). الآن أريد تقديم استقالتي والانتقال إلى وظيفة جديدة. ما الإجراءات؟ وهل تُطبّق عقوبات ضدي لأنني لم أكمل 6 أشهر على الإقامة أو أي عقوبات أخرى؟

Landlord is evicting me for renovation. When must he show proof?
Q: Dear Sir/Madam, My landlord had originally said that I could stay in the villa during the minor renovation (inside) and construction of a new building outside. He put it in writing and agreed that the tenancy value of the property would not increase significantly for two years based on these improvements. I then received an eviction notice due to renovation. I have lived in the same villa for 18 years. My question is: At what point does the landlord need to have the attested Dubai Municipality report to show that the planned renovation makes the property uninhabitable, as this has not been shown anywhere yet?

Tenant eviction: After appeal rejection, can they still fight?
Q: Hello, I have filed a dispute in the RDC against a tenant for non-payment of rent. The judgment was in my favor and was approved. The tenant filed an appeal, but it was rejected by the higher court. Landlord lied to evict tenants for higher rent: Is legal action worth it?
Q: Dear Questioner, Abusing tenant trust for fake eviction! We are based in Dubai and have had a good three-year relationship with our landlord, who is in Abu Dhabi. The building had a lot of maintenance issues, and I always kept him informed about the increasing problems. Six months before the contract expiry date, the landlord visited us and said: "I have decided to return to Dubai with my family. Thanks to our relationship since 2020 and the problems you`re facing in the building, I assume this is okay for you. I don`t want to send a legal notice. Can you please send me an email for eviction?" As we knew the family and trusted them, we accepted their request. However, after moving out, I saw that he was renting the house for a higher rent! Is it worth initiating a legal case, as he lied to us? By chance, in my email to him, I mentioned that "we are leaving as you told us that you`re moving into your house," and he responded positively. The emails were through the registered mail addresses. Thanks in advance for your guidance!

UAE bank loan: Can an agency in my home country take action there?
Q: Hi, I took a loan from a bank in the UAE in 2014 for an amount of 22,000 AED, but I have to pay 33,000 AED. I paid almost 23,000 AED to the bank, but I lost my job in 2016 and was unable to pay the remaining loan amount. The bank filed a police case against me, which I cleared by paying a fine of around 2,200 AED. Since then, the bank has not contacted me in the last 4-5 years, even though I have told them that I already cleared the police case and do not have the money to pay the remaining loan amount. Yesterday, I received a call from my home country, Pakistan, and someone told me that I must pay the bank loan at any cost in the UAE, otherwise, I will face serious consequences. My question is, since I am still in the UAE, can any agency or department from my country call me or force me to pay the amount? Can they take any action against me? Can I quit my job without notice if my labor contract expires?
Q: Greeting sir, I would like to ask that I have been working at a company as a supervisor in a restaurant for the past six years. My unlimited labor contract expires on October 27, 2023, but my Emirates ID expires on December 12. Can I stop working on October 27 without sending a non-renewal letter?
