Hello,

A landlord cannot increase the rent during the term of a rental agreement unless it is explicitly stated in the contract itself.

Hello,

Under UAE rental law, a landlord cannot increase the rent during the term of a valid rental agreement. This is governed by Law No. 26 of 2007 Regulating the Relationship Between Landlords and Tenants in the Emirate of Dubai, as amended by Law No. 33 of 2008.

According to Law No. 26 of 2007, a rental contract is binding on both parties for the duration specified in the agreement.

The landlord is not permitted to alter the terms of the contract, including the rent amount, during the agreed term unless both parties mutually agree to such a change.

Additionally, Law No. 26 of 2007 stipulates the process for any amendments to the rental agreement, including rent increases. It states:

"If the landlord wishes to amend any of the terms of the tenancy contract, including increasing the rent, he must notify the tenant in writing at least ninety (90) days before the expiry of the tenancy contract, unless both parties agree to a different notice period."

This provision ensures that the landlord can only propose a rent increase at the time of renewing the rental agreement, not during its term. Moreover, any proposed increase must comply with the limits set by the Dubai Rental Index overseen by the Real Estate Regulatory Agency (RERA).
