How can an employee verify a company's properties to enforce a court judgment?
Dear Lawyers,
How can I inquire about properties registered under a company if I have a copy of its trade license but don't know how to verify the properties associated with it?
Please note that my labor case is currently in the execution stage. Despite taking multiple steps, the employer is disregarding the court's decision and continues to ignore it.
The company is an LLC, and its bank accounts show no available funds.
Dear Client,
Thanks for your question! I hope you are doing well. I will assist you in this matter.
To inquire about properties registered under a company in the UAE, you can check the relevant government portals, such as the Dubai Land Department or the Sharjah Economic Development Department, using the company's trade license details.
Additionally, you can request a Certificate of Good Standing from local authorities, which may provide insights into the company's property holdings.
Given your ongoing labor case and the employer's disregard for the court's decision, it may also be beneficial to consult with us to explore your options regarding enforcement and recovery of any owed amounts.
Any further legal assistance, you can WhatsApp us. We have an extensive team of knowledgeable and experienced lawyers to provide the legal assistance you need.
We will be happy to help you.
Thanks & Regards,

To address your questions:
1. Inquiring about Properties Registered Under a Company
In the UAE, properties owned by a company can be traced through the land department or real estate registry.
If the property is located in Dubai, you can check with the Dubai Land Department (DLD). The company’s name and trade license should help identify its real estate holdings.
You can request a property search via the DLD’s online portal or visit their office with the necessary documents.
2. Labor Case and Execution Stage
Since your labor case is at the execution stage and your employer continues to disregard the court's decision, there are additional steps you can take:
- Execution of Judgment:
If the employer refuses to comply with the court's decision (such as paying compensation or clearing dues), you may request the Execution Department of the Dubai Courts or relevant jurisdiction to assist in enforcing the judgment.
This could involve seizing assets, freezing bank accounts, or other measures.
- Asset Tracing:
Given that the company's bank accounts show no available funds, it may be necessary to trace other assets.
This could include real estate, vehicles, or other valuable assets. If you suspect the company owns properties (as mentioned), you can use the steps outlined above to verify this.
- Bankruptcy or Insolvency:
If it becomes clear that the company is insolvent and unable to pay its debts, you may explore the option of filing for bankruptcy or insolvency proceedings.
This would involve a more complex legal process, and we can assist you in filing for this if appropriate.
Given the complexity of your situation, we suggest scheduling a meeting to discuss how we can assist in enforcing the court’s judgment, tracing assets, and taking further legal action.
Please feel free to contact me at your earliest convenience.

Yes, you can make an application to enquire about the fixed assets owned by the company.
Please call us for detailed discussion and assistance.
If the company is based in Dubai, you can check with the Dubai Land Department (DLD), which manages the registration of properties in Dubai.
You will need to provide the company's trade license number and request information regarding any real estate properties registered under the company’s name.
For companies based in Abu Dhabi, the Abu Dhabi Municipality or the Abu Dhabi Land Department is the body responsible for property registration.
You can inquire there for property details associated with the company. Visit their website or office in person, provide the company’s trade license and any other required details, and they will be able to verify if the company owns any property and provide records, if applicable.
Since your case is in the execution stage, you should be able to approach the court enforcement department where the judgment was issued.
The court can instruct the execution judge to investigate and potentially seize the company's assets, including properties, to satisfy the judgment.

Dear Inquirer,
We are pleased to serve you and address your inquiries.
You can submit a request on the Dubai Courts electronic system in the comprehensive requests box for inquiries.
When you add the party you want to address, specify the Land Department. If they do not have real estate, you will not be able to complete the application submission.
However, if there are properties, you will be able to finish submitting the application according to the steps on the system.
If anything else is required, don’t hesitate to contact us via email or call our offices in Dubai or Sharjah at [---------].
