Does the gift stand as a sale in its legal effects for a property transfer?

Dear Sir,

I served a 12-month notice to my tenant in Dubai to vacate my apartment through the Court (Notary Pubic) in March 2022 because I wanted to sell the apartment.

I have not been able to sell the apartment because I did not get any suitable offers to date.

Now my son has offered to buy the apartment from me, so I would like to transfer the title deed to him by way of a 'gift' because it is more cost-effective.

Will the gift of the apartment to my son count as a sale without any restrictions?

I am not a resident of Dubai.

As per my understanding, the gift will count as a sale, because the ownership will change and a new Title Deed will be issued in my son's name by the Dubai Land Department.

I would like to get this opinion in writing for my records.
