كيف يمكن استرداد الأموال في حالة إلغاء المشروع بواسطة دائرة الأراضي والأملاك؟
س: لقد اشترينا شقتين في شهر فبراير 2008 من مطور عقاري في دائرة قرية جميرا في جوري (1). ودفعنا 456,000 درهم ثم 467,000 درهم حتى شهر ديسمبر 2009، ولكن لم يتم الانتهاء من البناء. بعد ذلك تم نقلنا إلى جوري (5) ودفعنا 227,000 درهم ثم 225,000 درهم حتى عام 2012.
لم يتم إحراز أي تقدم، ولذلك تم نقلنا إلى كادي (5) ودفعنا 1,68,000 درهم ثم 237,00 درهم حتى شهر أغسطس 2016. لكن لم يتم إنجاز أي عمل منذ ذلك الحين. المبلغ المدفوع لكليهما هو 854,000 درهم و933,000 درهم؛ الإجمالي 1,787,000 درهم.

How can I get refund of properties I purchased if the project is canceled?
Q: I invested in a real estate project in Dubai Silicon Oasis, back in 2007. I had paid in full for my 3 units and have been waiting for the delivery of these units for over a decade now.
I have tried to contact the developer but it has been of no use. It seems like the developer doesn't exist anymore.
Recently, I have been informed that the project is canceled, as per the RERA website, and some clients have been getting full refunds from Dubai's Government.
I would like to know the procedure and the best option as to how I can proceed.

How to get the property handed over after long delay and bankruptcy of the developer?
Q: The developer failed to deliver the unit as per the SPA and is currently in bankruptcy proceedings.
The completion is delayed for many years but the unit should be handed over shortly by the Trustee.
Could you please guide us on a strategy for the investors to get compensation for the delay?

Can I be convicted of driving under the influence even if the alcohol test came back negative?
Hello,
I was driving my car when the police stopped me at one point on the road and told me that I was driving under the influence of alcohol.
I tried hard to deny that because I had not actually consumed any alcoholic beverages that day or in the previous three days.
However, a report was filed and a case was opened, but the alcohol test report came back negative. Will I be convicted despite that?

Can we legally claim unpaid dues for food supplies based on emails and invoices?
Hello,
We have an agreement with a company to supply food for their buffet on a daily basis, with invoices to be issued monthly and payment to be made every three months.
The relationship actually lasted for nine months, and payment was made for two periods. In the third period, due to disagreements between our company and the company to which the supply was made, they refused to pay, noting that the outstanding amount so far is fifty-four thousand dirhams.
Can we claim the amount, noting that the agreement is not written, but there are emails exchanged between us and invoices?

I’m an Indian residing in the UAE and want to apply for a divorce. My husband and I have been living separately for more than 3 years, and he has been living in India since our separation.
We are both Indians and Christians (non-Muslims). We have a son who is 8 years old now. Can you please let me know the divorce procedure if we want to proceed in the UAE, both with and without mutual consent?

How to transfer the shares of a company from his heirs to the partners?
A company is registered in a free zone (Dubai South) and had 4 shareholders.
But now one of them passed away and the successor is a very old lady, who is not cooperative and will not be able to sign any document at all (and she lives in another country).
We have no idea who will be a successor after this old lady and these people will in fact never be interested to do anything with this company.
The company is financed and managed by only one shareholder, who is willing to continue.
What can be done in this scenario to keep this company and continue operations?
How to transfer the shares of the deceased shareholder (buyout, shares transfer)?
Is there any court procedure where if no one claims their rights after some time, the shares will automatically be transferred to the company itself or the third parties?
