Abu-Dhabi tenancy contract

I rented a villa in Abu Dhabi for a few years with the lease term till October and now as I bought my own apartment I sent a notice to the Landlord that I am going to vacate his villa in July. He came back to me saying that he is not accepting my request. What are my options?

The Abu Dhabi Landlord and Tenancy relationships are governed mainly by Abu Dhabi Law No. (20) of 2006 (the “Landlord and Tenant Law”) as amended by Laws No. (6) of 2009 and No. (4) of 2010 (“Law No. (4)”) and Executive Council Resolutions No. (56) of 2010 and No. (25) of 2011 (“Resolution No. (25)”) wich regulates most landlord and tenant relationships in the Emirate of Abu Dhabi.

According to the rules prescribed in the Abu-Dhabi tenancy legislation you have to give two-month notice to the landlord before the expiry of your tenancy contract if you want to move out and you are not planning to renew the contract. You cannot just withdraw from the contract before its expiry without consequences.

As an option, you can try to find a replacement tenant to take over the remaining length of tenancy as they are still liable to pay the rent until the end of the term of your contract.
