A tenant refuses rent increase and payment term changes: What to do?
Q: Dear Sir/Madam, I purchased a property in December 2022 and served the eviction notice on January 9, 2023. The current tenancy agreement is set to expire on June 30, 2023. I want to modify the payment terms for the new contract, effective from July 1, 2023, to January 8, 2024 (the end of the eviction notice), changing from 12 checks to 1 for the six-month period. Additionally, I intend to increase the rent by 20% as I believe the existing tenant is paying 60% less than the current market rate. The tenant refuses to accept these changes and wishes to renew the lease with no alterations. Where do I stand in this situation? RERA provides varying information each time I seek clarity.

س: السلام عليكم، حصلت على عرض عمل براتب أكبر من الحالي وأرسلته للكفيل بالواتس وأحضرته معي بالشركة والكاميرات سجلت كل شيء. رفض توقيعه بالقبول أو الرفض وأخبرني أنه يريد نصف تكاليف الإقامة التي دفعها من قبل حيث دفعت أنا نصف تكاليف الإقامة فقط وهو دفع النصف الآخر. يحاول الآن إرضائي كي لا أتركه برفع راتبي الحالي، وقد أظهر لي سماحة في التعامل حتى فاتني عرض العمل الذي حصلت عليه. بعد أيام طلب مني الاحتفاظ بجواز السفر معه، فهل يستطيع إلحاق الضرر بي حين يكون معه جواز السفر الخاص بي أو يستطيع التعميم علي في أي وقت؟ الزملاء بالشركة يؤكدون أنه غدر بأكثر من شخص كان يعمل معهم عندما شعر منهم بالرغبة في ترك العمل والذهاب لغيره. أسئلة وأجوبة

Q: Hello, Good day! I have been working as a housemaid for almost a year, since March 8, 2022. However, I already informed my employer on February 8, 2023, that I wish to terminate my contract because they are not giving me a day off and my working hours start at 7:30 am and end at 12 am or sometimes later. Additionally, they have been keeping my passport and visa, and have informed me that I need to pay for them. They have also withheld my salary until a new nanny is hired. Q: I would like to inquire about getting married in the UAE (regardless of which Emirate). There is one couple planning to get married this March 2023. The groom is a Pakistani Muslim (divorcee) and the bride is Philipina Christian (legally married in the Philippines). The bride is saying that she has not filed the annulment yet in the Philippines, which means that she is still legally married. The bride is saying that there will be no Marriage Contract and the required documents are not yet needed. If they get married in Islamic law, is it legal?
