Q: Hello, My brother`s brother-in-law was arrested at Fujairah Airport, as he was carrying 25 bottles (each of 10 Grams) of new shama kamini vidrawan ras. This is an ayurvedic formulation that promotes sexual wellness. The ingredients help to enhance libido in men. As he (brother`s brother-in-law) informed police that my brother asked him to carry this ayurvedic medicine, as he (my brother) wanted to gift it to his few friends, as this is cheaper in India. As of now, both my brother and his brother-in-law are arrested by police stating that this medicine contains drugs and is kept in Fujairah Central Jail. It`s been more than 15 days since my brother`s brother-in-law (arrested on 26th June), and more than one week since my brother`s arrest (6th July). Can I cancel the deal if an advertised 2-bedroom apartment is officially a 1-bedroom?
Q: Hello, I`m in the process of buying an apartment. The apartment was listed as a 2-bed, and when I asked to see the floor plan, it was marked as a 1-bed. I was told by the agent that this was a mistake/mislabel and that the seller is trying to get it fixed. In the process of obtaining the NOC from the developer, the apartment was again listed as a 1-bed, and when I asked for it to be updated, the developer mentioned that the apartment is officially registered as a 1-bed. Since it was spacious, it was offered as an internal modification, but the official classification is 1-bed and that can`t be changed. I checked with the DLD, and the apartment is registered as a 1-bed as well. I was not aware of any modifications and was not told any of this by the agent when signing Form F. Are the above facts grounds for me to back out of the deal, or does the classification not matter in this case? أسئلة وأجوبة

Q: My friend has a loan of AED 300,000 with a security cheque of 500k and lost his job 12 months ago. He managed to pay for the first 6 months but has missed payments for the last 5 months, amounting to 50k++, except for AED 1,000 paid last month. Today, the bank gave him a 13-day notice to pay at least one installment or face legal action and possible detention. He is still unemployed and unable to continue regular payments, even if he pays this month. We need legal advice on: 1) What legal action can the bank take in the UAE in case of loan default due to job loss? 2) Whether detention is possible, especially if a security cheque was involved; 3) Available legal protections, such as restructuring, mediation, or bankruptcy; 4) How to avoid legal escalation while he is unemployed. I bought a villa in Dubai and the tenant did not pay all his bills and rent before leaving. Hot to claim that?
Q: I seek advice on a Dubai property case. I bought a villa in Sept. 2024, which had a tenant with an expired lease in Aug. The sales contract mentioned that the house was tenanted and mentioned August as the lease expiry. I proceeded to RDC for the case of the tenant not paying the rent. The tenant lost the case. He paid rent and got a retrospective letter signed by the seller saying he vacated Sept 22, 2024, after filing for an appeal. The RDC ruled in his favor and said the rent owed was only till Sept 22, despite DEWA running till Oct 1. I want to know if 1. I can appeal to the Cassation 2. Options for action against the seller for selling the villa without disclosing the information about the tenant`s eviction 3. The tenant had stayed in the villa beyond Sept 22, as he had maintained his DEWA and domestic helpers confirmed his vacancy to me 4. What is the legal recourse? 5. Q: Hello Sir, My friend had a large personal loan and paid installments for 1.5 years before losing his job. A criminal case was filed in 2019, but he was cleared with a fine as the judge accepted that job loss insurance covered the loan. Funds were credited (shown in the statement & SMS), and customer service confirmed twice that the loan was cleared. He also paid AED 10K+ interest for the insurance. A year later, a cheque case was filed by a debt company and bank—he won with the same documents. Now, in Jan 2025, the bank filed a commercial case. The court appointed an expert, but the expert ignored his evidence. he showed that a key page of the contract (stating job loss insurance) was missing from the bank’s submission. The bank told the expert the credited amount was a “loan write-off,” but gave no proof. The expert never investigated his findings. Q: I am writing to seek your legal advice regarding a complex immigration issue involving a person currently overstaying in Abu Dhabi. His visa has expired, and although he received a job offer from a company in January 2025, the new visa process has not moved forward due to outstanding fines. To resolve the issue, he applied to the court in November 2024 to request a reduction in the overstay fine. He received a notification/link in January 2025 to visit immigration, but unfortunately, he could not attend due to serious health issues related to uric acid, which left him unable to walk. Additionally, he was unable to seek medical help due to the lack of health insurance and severe financial difficulties. What to do if the bank guarantee provided to Dubai Government Authority has been misplaced?
Q: “The guarantee is valid until 24.11.2021 and shall, before expiry, be automatically renewed until advised by you that the contract has been fulfilled. We have received an email from the Dubai Government Authority stating that the Original Bank guarantee has been misplaced, along with the reason that, due to the COVID period, many staff were working remotely at home, and the Dubai Government Authority has sent NOC for the release of the bank guarantee stating that" “Kindly release the bank guarantee No..... as the supplier has fulfilled the condition of the contract without any claim.” Further, the applicant has provided an undertaking cum indemnity to cancel the bank guarantee and release the underlying cash margin. So in the above case, the applicant has given the undertaking cum indemnity and beneficiary also confirmed by email that they have lost the guarantee so in such case.
