Does signing a new contract after receiving an eviction notice make it invalid?
Q: Dear Lawyers, My landlord issued an eviction notice dated 31st July 2023, stating that I should vacate the property by 31st July 2024. However, on the same day, the agency acting on behalf of the landlord sent an email saying the landlord agreed to sign a new contract with a 5% increase. On 2nd August 2023, I signed a new contract, which is valid from 14th November 2023 to 13th November 2024. It was signed by the landlord, and Ejari was issued until 13th November 2024. Now I want to renew the current contract, but the agency is saying there is an eviction, and I need to vacate the property. My understanding is that I signed a new contract after the eviction notice, and therefore, the eviction is no longer valid. Am I entitled to renew the current contract, or do I need to comply with the eviction and leave the property?

I already cleared my absconding case before I went back to the Philippines. The person I spoke to over the phone who`s in the UAE now, told me that they can`t give me a visa for now. Q: Hi, I applied for a UAE visit visa two weeks ago along with my 12-year-old son, and it was rejected with the reason stating that we have a valid resident permit still in the UAE. However, we exited the country in April 2018, and our resident visa was valid until August 2018, which wasn`t canceled from our side, assuming it would be automatically canceled after six months of not entering the UAE.
