Is it the responsibility of the tenant or the landlord to fix damages caused by rain?
Q: Hello, I am a tenant living in Dubai and last winter lots of villas were affected by the rain and there was a lot of damage caused by the rain. There was leakage in the entire villa, the floor went down and a lot of tiles popped out and cracked, and that’s what the engineer sent by the developer to see the damages told me. I have the proof paper from the developer for all the damages. They only fixed the leakage, painted the walls, and refused to fix the tiles. Can a new landlord impose a rent increase that is higher than the RERA index?
Q: Dear Sir/Madam, My tenancy contract will expire in 4 months. I was just informed that the apartment has been sold to a new landlord. The new landlord wants to impose a 15% rent increase upon renewal, even though the RERA index calculated a 5% increase. If there has been a transfer of ownership, can a new landlord impose any rent increase they wish? Or should they still comply with the RERA calculator? Imposing a big jump in rent increase could mean that new landlords can indirectly "evict" tenants with very little notice if they can`t afford the newly imposed rent. أسئلة وأجوبة

Can I enter the UAE without getting arrested if I have a pending credit card debt?
Q: I left Dubai in 2017 with a credit card debt of AED 40,000 left due to illness. Since then, I`ve been attempting to negotiate a payment plan with the bank. However, they consistently reject my offers and insist on full payment in one lump sum. I have repeatedly asked for documentation and proof of the debt but in the last 6 years, the bank has failed to provide any proof or documentation. I check regularly and no police report has been filed against me. Recently, I was notified by the bank that they have lost my security cheque and therefore cannot file a police report. Is this true? Q: Hi Sir/Madam, I am in my notice period at my current company. I have tendered my notice. Eid holidays are also within my notice period. If I leave the country for a short visit during Eid, am I breaching my notice period? Can my employer object?

Q: Dear Sir/Madam, I have a question about rental renewal and would appreciate your response. The landlord did not give us any notice of rent increase or renewal before the 90-day expiration of the contract. However, I gave the landlord written intent-to-renew notice by email before 60 days of the rental expiration. They explained on the phone that they would like to renovate the villa and therefore will not be renewing the rental contract. Can you please confirm what is the minimum notice period that the landlord needs to provide for eviction if they want to renovate the villa? How to lift ban on entry to UAE after medical unfit?
Q: Assalam Alaikum I was residing in Dubai, married, and living with my husband. I did my medical for an employment visa, but unfortunately, my medical report was unfit due to an old TB scar. If I leave the country now, the Dubai government will impose a ban on me. Since I want to live with my husband and he is ready to sponsor a visa for me, is there any legal way that I can stay in Dubai with the government`s permission and not get banned for one year or a lifetime? Now, I have left the country and I am in my hometown (India). What is the procedure to come back to the UAE again? Can the ban be lifted? Security guard's breach of company accommodation: Can I take legal action?
Q: Dear Sir/Madam, I was at my company accommodation when my roommate and some of his friends were having a small gathering and consuming alcohol (legally purchased from MMI). Suddenly, the security guard and the accommodation assistant in charge breached into the room without knocking or ringing the doorbell. They took all the liquor bottles and recorded a video of everyone, including myself. I agree that consuming alcohol in staff accommodation is not allowed, but that is not my problem because I did not consume any alcohol. Q: Good morning, We bought a house in November 2022, made the eviction letter, and rented ourselves a house. Our lease is expiring in August and must renew it by the end of this month. Our tenant told us they will move this summer but did not hear from them yet. Is a 3-year-old POA valid in Dubai?
Q: Hello Experts, I am in the process of buying a townhouse in Dubai (Mira Oasis). I am a Dubai resident, but I am currently outside of Dubai. Unfortunately, I am unable to travel to Dubai to complete the DLD transaction. I have given my brother a full power of attorney (POA) in Dubai to carry out all transactions on my behalf, including property transactions. The POA was created three years ago. Can he carry out the property purchase and registration process on my behalf with a three-year-old POA? Can landlords in Dubai increase rent if RERA index has not changed?
Q: Hi, I am an owner of an apartment in Dubai. It has been rented out for the past 2 years. The market rate of rent has now increased, however, the RERA index has not changed in the past 3 years. I gave my tenant a 90-day notice notifying him of an increase in rent, however, he is not accepting and will only pay as per the RERA index. The matter is now with the RDC, where he has filed a case against me. The RDC session is scheduled for next week. If I provide a DLD rent valuation certificate, will the RDC consider my request, or will they stick to the RERA index? In case the tenant wins the verdict, will I have to pay any legal fees?
