Q: Hello, I bought a villa from a real estate developer and signed the SPA about 1.5 months ago. I just received my Oqood certificate, but it lists the unit type as “Land” instead of a villa. The plot number, municipality details, and area all match what’s in my SPA, but there is no unit number in the Oqood. Is this normal, or should I follow up? Thank you!

What can I do after finishing all the execution steps and the company did not respond?
Q: I opened execution last week in the enforcement form which I signed and the same enforcement claimed to show in my online judicial account under my case number in the Abu Dhabi Judicial app. I believe that these are registered already to start enforcement after the timeframe finishes. Enforcement claims are as follows: 1. Seizing the trade license 2. Seizing accounts 3. Seizing cars Furthermore, I saw the notification from the court to the company that gave it 7 days to make the payment, but the 7 days were completed recently and the company has not paid yet. Kindly advise on any further steps from my side. Will the court start the enforcement measures from their side? When I opened execution, the above enforcement claim was included already. How to claim damages from a car repair shop after my car stopped after maintenance at their shop?
Q: I have a dispute with a car repair shop. After car maintenance in their shop, I started to suffer problems with the gearbox, until the car stopped. After the gearbox inspection, water was found mixed with gearbox oil. Water presence should be impossible by design. I claim a maintenance mistake during their job whilst they are defending themselves by claiming possible car misuse. Car risk to be totaled by possible less than adequate maintenance. Can I stay in my husband's rented home during our pending divorce appeal?
Q: Hello, My husband and I (both Hindu) are undergoing a divorce in Dubai. The execution is pending as I have filed an appeal. The divorce was filed by my husband. When he filed for divorce, he made me and my kids (twin boys) move to a different accommodation. He lives separately. After the court orders on divorce and maintenance in December 2024, he stopped paying rent for the accommodation. The execution is yet to be issued, and he has not started providing any money for maintenance. Do I have to leave this accommodation if the agreement is in his name? If I don’t have the money to arrange for alternative accommodation until the execution is finalized, how should I manage? Please guide!
