How can I obtain the new Ejari as proof if the owner re-rents the property?
Q: Good afternoon, Ramadan Kareem! The owner of the property I’m renting has sent me an eviction notice so he can sell the property. According to the notice, I am required to leave. My questions are: 1. If the owner rents the property again, how can I obtain the new Ejari as proof that the property has been rented? 2. Do I have the right to ask for compensation? On what basis is compensation determined? 3. I currently have a signed tenancy contract with the owner. Do I need an Ejari to raise a case? Thank you! Wish you a great day ahead.

Can I renew my tenancy contract for three months only without any rent increase or penalties?
Q: Hi, I am a tenant living in the same apartment for the last 5 years. My tenancy contract is expiring in the month of May 2025. I want to renew my contract this time but only for 3 months until August. I communicated the same to my owner through the real estate who is handling the property. Initially, they said that it would be possible but the current market rent would apply. When I checked, I found they could not increase my rent as per the rental index and I told them this. After that, they said that they would not renew the contract for 3 months. If I want, I can renew for the entire year and then vacate when I want by paying the penalty of 2 months. In this scenario, I want to know if it is legally correct on their part to refuse to renew my contract for 3 months. Can you please guide me?

Can I transfer money from my country to my bank account if RDC decided to sieze it in an enforcement case?
Q: Hi, I have a question regarding an enforcement case at RDC. I transferred money from my home country to my local bank to be able to pay for the amount that was due on me in the enforcement RDC case. This amount will arrive tomorrow. In the meantime, yesterday was decided by RDC to start an inquiry about my bank balance and to seize it if there is a balance. My question is: How much time is there between this decision to seize my bank balance and this taking effect? Is it taking a few days? I’m asking as the money I need for the payment of my dues is on the way to my local UAE account. Can the owner of a company escape if there is a cheque execution and travel ban on him?
Q: I raised a cheque execution case against a company and its owner and won. There is a travel ban on him. I was receiving installments for three months and now he stopped paying. The court after request summoned him. In total, he paid only 30% of the owed money. I found that his company license is expired and also in the month his visa will expire. Does he have any option to avoid payment? Please note he was deceived by showing no money in his bank account and no assets in his name but he is running multiple businesses. Also a month ago, he tried to convince me to lift the travel ban but I refused to do so. But he submitted a guarantee and left UAE. Now the status shows he is back in the UAE and the travel ban imposed again. But after that, he stopped payment. Is there a 1% chance of him not paying me the remaining money? Is there a way he can leave the country through the Amnesty program or any of this sort?+2

I resigned and my company asked me to sign the cancellation paper before paying my dues. Should I do that?
Q: I resigned from my job in Dubai and I had to travel back to my home country right after the notice period. The company asked me to sign the cancellation paper as they will need 4-5 days to pay all settlements. Is a 3-month notice for non-renewal of our warehouse lease valid?
Q: Hello, We would like to ask for legal advice. Our company is currently renting a warehouse, and our contract ends in June. We have just received an email from the landlord stating that they do not wish to renew our contract once it expires.
