Is it the responsibility of the owner or building management to fix leaking damages in new apartment?
Q: I own an apartment in Dubai which I rent out. The apartment below has reported water damage, and now the building management company is holding me responsible, asking me to fix both the leak and the damage to the unit below. I disagree with this for two main reasons: 1. The management company did not act quickly to stop the leak, and both my tenant and I were out of the country at the time. Had they intervened sooner, the damage could have been minimized. 2. I believe the leak may be due to construction defects or poor materials used by the developer. The building is less than three years old, and I bought the apartment directly from the developer. I don`t see how any of this is my or my tenant`s fault. I need legal advice on how to challenge this claim and understand my rights. Please let me know if you can help.

Can the employer force me to stay 2 months after my resignation if my notice period is one month?
Q: I am writing to clarify the situation regarding my resignation. I officially resigned on December 31st, 2024, and according to my understanding and the initial agreement, my notice period was to end on January 31st, 2025. However, my contract has been amended a few months back to reflect a two-month notice period. I would like to emphasize that I have not signed this amendment, and the employer is blaming me for not signing the amended contract which will be taken against me. Please let me know how you would like to proceed, as I am eager to ensure a smooth transition and complete all required handover tasks within the original notice period. I have already completed my notice period, but my employer is still forcing me to serve one more month which I can not as I have another company to join on 14 February. Can I petition for immediate eviction due to tenant violations and refusal to vacate after notice?
Q: Dear Lawyers, I have a question regarding an immediate eviction petition to the Urgent Judge. The tenant did not return the apartment on 26 January 2025, despite a 12-month legal notice that ended on 25 January 2025. The tenant rejected all gas and fire prevention maintenance for 12 months. Al-Fanar Gas submitted a report with the tenant`s signature and refusal after the tenant broke the gas detector. The apartment was sold, and the new owner gave the tenant 90 days` notice. The tenant refused to show the new owner the apartment and ran away, according to building management. The tenant ignored the 12-month legal notice, did not return the apartment, broke the gas detector, and refused gas and fire detection system maintenance. The deal will be voided if the new owner cannot enter the property promptly. Can I petition the Urgent Matters Judge for quick eviction based on the tenant`s violations?

Can the seller change the terms after we signed an MOU for the purchase of an apartment?
Q: Hi, After we signed an MOU to purchase an apartment, the landlord added another requirement (not listed in the MOU) that we should allow the current tenants to stay in the apartment until September, when their lease agreement finishes in March. I have two questions: Can I back out of the MOU (the owner has not signed yet) based on this unforeseen condition? What can I do if my rental case judgment came with way higher amount than the original amount?
Q: I have a case related to rent where I had to pay 5,555 and 9,600 for the month (01/02/2023) that we stayed till the evacuation date (01/03/2023) plus the court fees. The total amount is 17,350. Then he filed an execution order on (09/03/2023) and I received a document with the details, so I had 2 weeks to pay it off but I didn’t so they issued a letter to arrest the defendant on (30/03/2023) then on (09/11/2023) they issued a travel ban, I’m planning to pay it off now in installments. However, when I went to check for the amount now it says I have to pay 34,000. They included the 5,555 plus the court fees and they calculated the amount of the rent from 14/12/2022 to 01/03/2023 which equals 24,618. However, that doesn’t make sense because I only have to pay 15,155, excluding court fees, as stated in the letter I received on 09/03/2023. So what do I do? Do I have to appeal?
