Q: Hi, My sister, who is not a resident of the UAE, gave POA to two people via online meetings with the court. She submitted her passport as the only document since she doesn’t have a UAE ID card. She now needs a copy of her POA and has the application number from the online meeting. Is there a way for her to get a digital copy of her POA without traveling to Dubai?

How long does Dubai Prosecution take to investigate a narcotics case?
Q: Dear Lawyers, I am sharing a scenario where I would like to understand the investigation period and time. There was a narcotics case under investigation in Sharjah for 4.5 months, after which the Sharjah Public Prosecution transferred the case to Dubai Prosecution. It has been 1 month since the case was transferred to Dubai Public Prosecution. Do you have any idea or estimate of the time they need in Dubai for the investigation? Is there a way to meet a prosecutor directly and speak to them?

Protecting doctors from being recorded by patients' relatives without permission
Q: Good morning, I`m a doctor working in a clinic in Dubai. Lately, I`ve been facing the same issue with patients and their relatives. They take out a camera (relatives) and start recording videos of me when I`m checking or explaining to the patient, or sometimes they call someone and keep the line open (not even on speaker) so the relative can listen to what I explain to the patient. In those moments, when I realize what they`re doing, I immediately stop them and ask them to delete/remove it, etc. Some patients act offended even when I tell them they shouldn`t do this, they can`t. Is there any law that protects doctors, or in this case, myself from these kinds of actions? Thanks!+1

The applicability of the existing contract between the previous owner and tenant to the new owner
Q: Hello, I am buying an apartment to live in. The only problem is that the apartment is currently rented, and the tenant`s contract will end at the end of November. We talked with her, and she is willing to leave earlier. The real estate agent just sent me the contract between the current owner and her, which states that: "The landlord has to submit 60 days` written notice prior to the end of the contract to the tenant to inform them of any changes in the rent or terms and conditions (including vacating notice) of the tenancy contract." So, if I buy this apartment, will the rules stated in the contract between them apply to me as well? In the draft of Contract F, we also wrote that upon the completion of the transfer, the seller undertakes to send a notice directly to the tenant, in accordance with Clause 4.3 of the tenancy agreement, providing a minimum of 60 days` notice. Per Clause 4.3, the tenant is expected to agree to vacate the unit. Could this be enough? Thank you!+4

Can I cancel my house sale contract without extra fees after personal plans changed?
Q: Dear Lawyers, I signed a Form F with a buyer for the sale of my house as we were planning to leave the country. The contract was signed about a month ago, but the handover is not until August. Due to personal circumstances changing, we are no longer leaving Dubai and would like to cancel Form F. The Form F contract stipulates that we have to pay the buyer 10% of the purchase value. The real estate agent is now claiming that we also have to pay the buyer`s real estate commission and the conveyancing fee. Our understanding is that the 10% penalty is the only penalty. Which is correct, and what are the next steps to dispute this? Also, is there any way to dispute the 10% itself under the law due to personal circumstances changing?

How can I check the reason for immigration ban and travel home if I never had a legal case?
Q: Hi, I planned to travel back to my home country and when I reached the airport, the immigration told me I had a ban. However, I do not have any legal case or any kind of loan, and I have never been involved in such issues. I tried 4 times and every time they said no, you can not travel, your name is banned in our immigration portal. I visited all departments, CID, Court, and Immigration and all gave me clearance certificates however still the issue is there. Can someone please help me?
