Is it legal for my rent to increase by over 20%?
Q: Dear Sir/Madam, My landlord has just sent me an evaluation certificate indicating that the rent for the property we are staying in is AED 220,000 and wants to increase it from AED 150,000 to AED 220,000. Is this legal? Many thanks!

Q: Dear Sir/Madam, My landlord renewed the contract with me just a couple of weeks before expiry and collected a single cheque out of the 2 agreed upon. However, after 1 month, he sold the property without my knowledge. Now the new landlord is asking me to sign a contract with him as the previous one is not valid since he is the new landlord. Q: Dear Sir/Madam, I am currently on a company visa, which began last October 2023. However, with the recent management change, I am uncomfortable with my workload. What can I do if the developer canceled my unit and did not refund my deposit?
Q: Hi, I paid a 24% deposit and 4% DLD and my SPA was voided the next day after I signed the SPA. After many emails and telephone calls to the developer, I was told that due to some issues with the booking, they could not proceed with the unit I booked. They were offering an alternative unit about 20 floors lower or a bigger unit at a higher price. Both alternatives were not acceptable. The developer then said that they would cancel and refund the money. I was waiting for their email to confirm this and was wondering what I could do if the developer did not return all the money. Q: Hello, I need your help with advice. I own a property and recently signed a contract with a new tenant who is supposed to move by March 1st. But I haven’t received the deposit or first payment and when I asked about the payment, he said that he is out of the country till mid of March and will check how to sort this issue. Will the contract be void if he didn’t pay the deposit yet? Once I signed it, I had to go through the rental dispute center against him even though our contract hadn’t even started yet. How to cancel the MoU to buy an apartment with the broker if the bank did not approve the loan?
Q: Hi, I have a situation where I signed an MoU and gave my security deposit to the seller`s agent. However later, the bank valuation of the property is lower than the selling price. On my MoU, it has a clause that “the buyer has a right to cancel/negotiate if the bank valuation is not the same as MoU.” I tried to negotiate, however, we didn`t agree on the price so I asked to cancel. Now the agent is threatening me that they will not cancel the MoU and that will deposit my cheque. Later I also came to know that the person I am dealing with is not the same person whose name is mentioned as a broker in the MoU. The agent I am dealing with is constantly messaging me with threats. I decided not to speak to him and instead, I wrote an email to the broker whose name is mentioned on the MoU but received no response. I am on a very tight timeline as I need to vacate my apartment in 3 weeks, I found another unit but I don`t know if I can pursue this while the initial MoU still not canceled.
