How to exit a joint property mortgage in the UAE after divorce or separation
Q: I am seeking legal advice regarding a jointly owned property in the UAE. I remain co-liable on the mortgage; however, due to a significant and immediate change in my financial circumstances, I am no longer able to continue meeting my share of the payments. The agreed sale of the property has also become delayed and uncertain, increasing my financial exposure and risk. In addition to the financial strain, the situation has had a considerable personal impact. Continuing to be tied to the property, including previously living in the same space as my former spouse, has been psychologically challenging and is affecting my ability to maintain stability and move forward. Given this, I would like to understand: What legal options do I have to exit or limit my liability under the mortgage? Whether a forced sale or similar remedy is possible if the current sale does not proceed? What immediate steps should I take to protect myself financially? Can a bank freeze my account over an alleged scam without a court order?
Q: Dear experts!!!! Please, does a bank have the authority to freeze your account based on the assumption that they think you are a second beneficiary of an advance scam without any prior court order or police case involvement, solely based on a victim report, so they traced and blocked both the first beneficiary and second beneficiary accounts? I am just getting to know that my account has been frozen because they labelled me as the second beneficiary, and I have been providing proof of receipts and evidence to prove that the reason I got the remittance is legit, but they kept my account frozen to date. Appreciate your opinions and my legal grounds.

How can I remove or reduce my overstay fines to remove my arrest warrant and cancel my visa?
Q: I am seeking your urgent legal assistance regarding my current situation in the UAE. I am a former Branch Manager whose residence visa expired on 23 May 2025, and I have exceeded the grace period of three months. Unfortunately, I was unable to cancel my visa due to an arrest warrant arising from non-payment issues linked to the company I was previously employed with. On 16 August 2025, I was arrested and attended the Prosecutor’s hearing on 17 August 2025. I was released with an ankle tracker under the condition that partial payment must be made by 16 September 2025. At present, I am no longer employed by the Company. My labour card has been cancelled. I have not received my final settlement or end-of-service benefits. I am a single mother sponsoring a child, and urgently need to regularize my visa status to be able to work again. I want your guidance and representation on the following: How to resolve or remove the arrest warrant/tracker condition/my name from this case?

Q: Dear Lawyer I hope this message finds you well. I set up a business license in a free zone in 2023. Unfortunately, the license expired in September 2024, and due to being occupied with other matters, I was not aware of the penalties associated with the expiration. How can I reach a loan settlement with the bank on relaxed payments instead of one-time payment?
Q: I lost my job during the pandemic and had to leave the UAE. After one and a half years, when I returned to the UAE, the bank`s collection department had filed a case against me. My original loan amount was only 91,000 AED, but with profit, it increased to 134,000 AED. I have been paying regularly, and now I have only 59,000 AED left. I asked the collection department to offer me a reasonable repayment solution, suggesting a settlement of between 20,000 and 25,000 AED. However, they demanded a one-time payment of 50,000 AED, which I cannot afford due to a lack of funds. Now, they are threatening to file another case against me with a travel ban. I would like to know if the collection department can file a case against me and if the judge would help provide a reasonable payment solution. I have repeatedly asked the bank for a more reasonable settlement amount, but they refused and insisted on filing the case.+2
