What can I do if the developer canceled my unit and did not refund my deposit?
Q: Hi, I paid a 24% deposit and 4% DLD and my SPA was voided the next day after I signed the SPA. After many emails and telephone calls to the developer, I was told that due to some issues with the booking, they could not proceed with the unit I booked. They were offering an alternative unit about 20 floors lower or a bigger unit at a higher price. Both alternatives were not acceptable. The developer then said that they would cancel and refund the money. I was waiting for their email to confirm this and was wondering what I could do if the developer did not return all the money. How to respond when company account funds are seized without notice?
Q: Good afternoon, Respected Lawyers! I live in Ajman. I am facing a situation where I suddenly received a message in my LLC company account SMS stating that a certain amount has been debited and seized by court. The debited amount is too high and the company account had very little cash so it`s showing in minus. Without any calls from the court for a case hearing or judgment, I found this execution message straight away in my bank account SMS. Today, I found the very same message & same amount debited from my personal account too. How is it that the same amount will be taken twice, I have an LLC company and I even own property that is under mortgage. Still trying to get all the details from the court regarding the case that led to this execution. Can this be appealed and come to a better conclusion? Q: Dear Sir/Madam, My landlord evicted me on the basis that he was selling the property. I have recently discovered that he did not sell and re-rented the property three months after I moved out, with a rental increase of AED 75,000 per year above what I was paying. How to handle a seller who refuses to return a reservation cheque?
Q: Dear Sir/Madam, To whom it may concern, I handed over a reservation cheque to the real estate agent and mentioned in the cheque receipt not to cash the cheque or transfer it to the seller before my finance is agreed upon. The seller already has a new buyer and does not want to return the cheque. He wants to claim the reservation cheque with an amount of 100,000 AED. Q: Dear Sir/Madam, Is there a need to cancel DLD Form F if it has expired? Form F date has expired even after extending by a month, the seller is not selling. Q: Dear Sir/Madam, As the plaintiff, I filed a case in Dubai Courts through AL ADHEED regarding a bounced cheque. The court issued an order instructing the defendant to clear the payment by December 25, 2023. However, the defendant has not honored the judgment, and the payment remains unpaid.I received advice from the representative at AL ADHEED that my next step could be to request the blockage of their trade license. However, I am unsure if this action will assist me in recovering my money. Can you please advise on the appropriate next step for me to take in order to recover the money?

How to restructure my outstanding loan with the bank that doubled the debt amount?
Q: I requested the bank to restructure the outstanding loan for an extended period, with the remaining amount being AED 150,000. The bank informed me that the new term would be 48 months, but I later received an agreement for 72 months. Upon noticing the discrepancy, I declined the offer, and as a result of the dispute, the bank filed a criminal case against me. I paid the fine and resolved the issue with the court. Now, after 7 years, they have initiated a cheque execution case for AED 300,000 with a travel ban. I have an email from the bank stating that the liability is only after the case has been filed AED 150,000. The signature on the cheque is mine, the rest of the details were filled in by the bank, including the total amount of the monthly dues for 72 months. How can I proceed in this case? Q: Hello, I met someone who needed financing for the business and offered me a business partnership. We entered into an agreement to add my name to the trade license as a partner, working on a 75/25 ratio. I incurred various expenses for his office, such as paying past DEWA bills, Chamber of Commerce payments, unpaid chiller bills, internet bills, and phone bills. All expenses were covered from my bank, and I have all transaction details with bank statements reflecting payments towards his office. I also paid cash salaries for overdue employees. However, he is not creating a legal agreement with me nor returning my money despite not proceeding with the partnership. I am seeking advice on legal options for such financial fraud. I have all documents related to him and his company, including bills paid towards his company, as well as screenshots of our conversations where he agreed to make payments but has not followed through. How can I claim money I lent to my cousin to start business and is not returning back?
Q: My cousin who lives in Dubai took around AED 280000 from me on December 2023 for business and he told me that within one month he would return the money back with profits. Now it`s been almost a year he has not returned my money back. I have no written contract. The only proof I have is WhatsApp chats, videos, and voice messages of him that he received money from me and that he would return it back within one month. In August 2023 I told him that if you don`t return my money, then I would hire a lawyer and do a case. Then his father returned almost 20% of the amount back in August 2023 and told me the remaining amount I would receive from them by the end of November or December 2023. But now they are not giving me the money and telling me to go to the police or hire a lawyer, file a case do whatever I want to do. Can the building management ask me to pay the one-year expenses for non-registration of Ejari?
Q: My building asked the tenants to register for the empower portal after 1 year of tenancy. After my lease renewal, I asked the management team to provide me the Ejari and they stated I have to pay for the non-registration period (the 1 year before empowering registration) to the landlord, otherwise, I won`t get the Ejari.
