We won the case with the RDC to evict the tenant. What happens after waiting the cooling period?
Q: We won the case with the RDC that the tenant has to evict the property. We are told there is a cooling period before they say the date he has to leave. How long is the cooling period he can appeal and then what happens next if he appeals and if he doesn`t? He was served the one-year notice and then refused to leave, hence the case we raised with RDC and won. Thank you

Q: Hello Sir, I have received pre-approval for a Golden Visa and have the FIT certificate after completing the medical tests. I am currently an employee of a company based in the JAFZA Free Zone. When I requested JAFZA to cancel my visa and change it to a Golden Visa, they said they needed the final settlement calculations to proceed. However, I do not want to cancel my employment or work permit; I only want to change my visa from JAFZA to a Golden Visa.

Is a 3-month notice for non-renewal of our warehouse lease valid?
Q: Hello, We would like to ask for legal advice. Our company is currently renting a warehouse, and our contract ends in June. We have just received an email from the landlord stating that they do not wish to renew our contract once it expires. Please note that we were informed through a regular email, not via an Emirates Post registered email or Dubai Courts. They mentioned that they will use the warehouse for their own purposes. May I know if this is allowed, considering we were given only three months` notice? As I understand, a one-year notice is required for eviction. Does our case fall under eviction? I rented an apartment and paid to discover construction noises next door. Can I terminate the lease without penalty?
Q: I moved to a new apartment in Dubai DIFC (paying AED 250,000 annual rent) and I paid in one cheque. There is construction next to my apartment which is quite noisy and disturbs me. This will continue for 2 more years. They start to go higher and louder. I`m in the 60th floor. As I record Podcasts and work from home, I need a silent environment. In my contract, it is written: "In the event of the Tenancy being terminated by the Tenant before the expiry of the Tenancy Period, the Tenant shall be liable to pay 2 months’ rent as a penalty for such termination. The Tenant shall give notice of not less than 2 months." Would it be possible for me to get out of my lease agreement without penalty? I can stay 2 more months and give notice, but I wouldn`t like to pay the 2 months penalty (46,000 AED). Would it be possible to force the landlord to put soundproofing on his cost? A company that does soundproofing could add a glass layer and soundproof one room for 20,000 AED. Many thanks for your help A.+3
