How to increase rent to match market prices?
Q: Dear Sir/Madam, My tenants would like to renew their tenancy contract for another year. However, property rental prices in the area of my property have increased by 30-35% in the last 12 months. As I am not a wealthy landlord (the property was purchased from my pension funds in order to provide me with an income), is it acceptable for me to increase the rent to align with current market prices when preparing the new contract? Please note that the RERA index calculator does not appear to reflect current market prices, so I am unsure of the best course of action or what my options are. Landlord never sent a rent agreement, now threatening to evict me if I go to RERA
Q: Dear Sir/Madam, I have rented an industrial property and moved in 2017. All these years, I have been paying rent to the landlord`s office, and they have never sent me a rent agreement in advance. Last year, 2022-2023, they increased the rent by 40%, and I agreed. However, this year, they want to increase the rent by 15% to 20%. They never sent me any notice; just a day before the contract expired, they sent an email. I had sent them an email two weeks before the expiry date, requesting them to prepare a renewal contract, but they never sent it. Today, when I spoke to their representative, he informed me that if I go through RERA, the landlord will send an eviction notice and not renew the contract next time. Q: Dear Sir/Madam, I have a criminal case in progress regarding a check issued after my bank account was closed. There was another case for the same issue in civil court. I won the execution case in civil court because the check was stolen. However, the criminal case is still ongoing. Can the bank ask me to sign a blank cheque to withdraw a civil case for unpaid loan?
Q: Hello Is it customary that during the settlement of a personal loan, the bank asks you to sign a blank cheque? I am no longer a UAE resident. The bank filed a civil case and went through direct execution. Now that we are in settlement talk, they want a down payment and ask me to sign a blank cheque in case I default on the settlement agreement. Previously, they made me sign a blank cheque and made me believe it was necessary in order to restructure the loan, but it was not their true intent. How to remove a case made by the employer as revenge against me?
Q: My boss started a company in Abu Dhabi. It`s a limousine company (100% owned by a local and he rented the license). Suddenly he got a travel ban and he made me the manager of the company and I give him a signed blank company cheque. After Covid, I was in India and couldn`t come to the UAE, he has to pay money to the sponsor (Kafeel) for sponsorship and other expenses (he didn`t pay one employee`s salary so the latter made a complaint, and the sponsor paid in labor court, because my boss not paying). He didn’t pay the sponsor and the company got fined. One of the other employees is helping him and that employee stole the passports of other employees and is not returning them. So the sponsor made a case against that employee. Once I reached the UAE, he bounced the cheque and made a criminal case against me for revenge. The police caught me and I got bail. After 1 year procedure, I closed the criminal case then I went for my visa. I have one civil case too. He made a civil execution case for a cheque bounce against me and the company sponsor. A car rental company takes the deposit. What to do?
Q: Hi, Last year (07.2022) I visited Dubai and rented 5 supercars from a local rental company. I left 1500 euro (6000 UED) deposit for the cars which I never got back. The company manager claimed that I got more speeding tickets than my deposit and that I am owing him money, not he to me. I knew 99% I wasn`t speeding but to be sure, I checked all the registration plates of the cars I rented and I found out there were no speeding tickets on those cars even that month I rented them. I have sent all the copies to the rental company and explained that if they will not refund my money, I will take legal action. Later on Google reviews, I saw that there are more scammed people by the same company. They take a deposit, and later they blame them for speeding and this gives them a reason not to refund money. The amounts are not huge (6000) UED but this man must be stopped somehow. He is doing shame for all Emirates. Maybe there is a lawyer who can help me to send legal notice? Q: On the 24, I received my termination letter without notice. When I asked for one day`s time, they forced me to sign and I did sign the second warning letter.
