Q: Dear Sir/Madam, I own an apartment in Dubai and served the tenant a legal eviction notice through Dubai courts in March 2023. The reason for the eviction notice was that I was planning to move into the apartment. However, my circumstances have changed, and the original tenancy contract end date is December 2023. Is the tenant responsible to pay DEWA chiller fees accumulated for three years without knowing?
Q: I have been living in this apartment for 3 years. When I rented it, the agent told me it has a chiller with DEWA. Now the agent told me I need to pay chiller fees for the past 3 years. The chiller charges are part of the service charge billed to the landlord & they are fixed for every quarter. The chiller fee is very expensive & approx AED 5600 yearly which is much higher than what I used to pay elsewhere. My tenancy contract has a standard RERA template which states the tenant should pay all electricity, gas, cooling charges, etc. However, I have never paid any chiller fees for the last 3 years nor has the agent/landlord mentioned anything. I checked the contract & my previous conversation with the agent - it was not mentioned anywhere that the apartment chiller is with DEWA. Because of that, the agent is insisting that I have to pay. Is it legal for them to suddenly force me to pay this amount? Some said that I am not liable to pay any bills not issued in my name, and some suggested that the bill is too old. أسئلة وأجوبة

هل تُطبق عقوبة عند الاستقالة والانتقال إلى وظيفة أخرى إذا لم يمر على الإقامة 6 أشهر؟

Landlord lied to evict tenants for higher rent: Is legal action worth it?
Q: Dear Questioner, Abusing tenant trust for fake eviction! We are based in Dubai and have had a good three-year relationship with our landlord, who is in Abu Dhabi. The building had a lot of maintenance issues, and I always kept him informed about the increasing problems. Six months before the contract expiry date, the landlord visited us and said: "I have decided to return to Dubai with my family. Thanks to our relationship since 2020 and the problems you`re facing in the building, I assume this is okay for you. I don`t want to send a legal notice. Can you please send me an email for eviction?" As we knew the family and trusted them, we accepted their request. However, after moving out, I saw that he was renting the house for a higher rent! Is it worth initiating a legal case, as he lied to us? By chance, in my email to him, I mentioned that "we are leaving as you told us that you`re moving into your house," and he responded positively.
