Q: Dear Lawyers, I have received an eviction notice from my landlord to vacate the property for his personal use. Then, in August 2024, he communicated with me via WhatsApp and email that he wants to sell the property. I met with him to find a solution, and he said that if I raise the rent, he will let me stay and renew. However, the price he is asking for is not justified, and according to the RERA index, no rent increase should be applied. To resolve this issue, I offered a 10% increase, but he refused. Am I eligible for renewal at the same rate I am currently paying?

Today, October 11th, the landlord sent a screenshot through the agent, apparently from the Dubai Court, stating a judicial warning to vacate the property in 12 months, without mentioning a reason for the eviction. Q: Dear Lawyers, I am seeking advice regarding a situation with my tenancy contract renewal, and I believe it may require your assistance. My current rental contract is about to expire, and I informed the agent responsible for my contract three months ago that I intend to renew. At that time, the agent did not mention any rent increase. However, with only 15 days left to renew, the agent has now requested a 10% rent increase. I did not agree to this, but in good faith, I proposed a 3% increase, which aligns better with my family’s budget. The agent accepted my proposal but has now added new clauses to the contract, which were not discussed earlier. I do not want to accept these changes. I would like to understand if these last-minute changes are compliant with tenancy regulations and what steps I should take to proceed.

Q: Hello, My tenant`s contract expired in August 2023. I understand that, by law, it automatically renews for a year if there was no communication between the tenant and landlord. Based on this, the contract was renewed until August 2024. Now, my tenant has informed me that they plan to vacate the property in September with only 10 days` notice. When I refused and stated that a 3-month notice is required, they claimed the contract is no longer valid and has expired. I would like to know if the contract automatically renews each year, meaning if it expired in August 2024, did it get renewed again until August 2025? Thank you!
