Will I be arrested in my country if I paid the first installment for a bank loan settlement in the UAE then stopped?
Q: Hello Legal Advice, I had a loan amount of AED 240K and after paying some installments, the amount came down to AED 170K. I got laid off from my job in the UAE due to company acquisitions, and now I am jobless in India. After discussions with my bank, they sent a settlement letter for AED 150K and I paid AED 25K as a downpayment by selling gold and borrowing money from my friends. Now I cannot pay the remaining amount because of being jobless and I am the sole breadwinner. My query is will there be any legal problem if I don`t pay the remaining amount after signing the settlement letter? Will case execution be implemented in India also? Will I be arrested in India or will they do anything legally to me in India? Looking forward to your valuable response. Regards S.

What can I do if the tenant refuses to leave the property at the end of the eviction notice?
Q: We served our tenant 1-year eviction notice. All done correctly and I don’t think he will leave when he should leave in a week. He tried to raise a petition to the DLD to say we own other properties that make the eviction illegal which the DLD rejected as we don’t own other property. I want to be prepared, so does anyone know what documents I’ll need to submit to raise a case if he doesn’t leave and what I need to translate before?

How is compensation calculated for evicting a tenant and renting to someone else?
Q: Dear Lawyers, My former tenant filed a 200k compensation case against me because I did not move into the house and rented it to another tenant. There was only one hearing, and in the next, I received the judgment to pay 100k in compensation. The breakdown states 40k as the rent difference for each year and 20k as moral damages. I am unable to understand how this amount was calculated, as the rent difference between my old rent and his new rent is 30k per year. Also, why have I been asked to pay the rent difference for 2 years?+2

Q: Hello, I own a tourism company in the UAE. A customer hired a vehicle with a driver from my company, stating he would pay in cash. He used the car to get picked up from Jumeirah, traveled to Sharjah, and utilized it for a full-day service. When the driver requested payment, the customer said he would pay at the end of the service. However, at the end, he made the driver wait at a location and never showed up. How can I make sure that the execution case settlement offered by the bank
Q: I have an ongoing cheque execution case that has been active for a year. Finally, after lengthy negotiations, the bank is willing to waive the interest and late payment fees and close the loan in a single settlement after issuing an offer letter. Should I trust them and proceed, or should I inform the court about settling the matter outside the court? Am I obligated to settle compensation for the rent difference after evicting a tenant at their request?
Q: Dear Lawyers, I served an eviction notice to the tenant at his own request for repossession of my property. Unfortunately, due to my medical condition, I had to rent my property to a new tenant. My former tenant is claiming compensation, which I am ready to settle, but I feel his claim is unfair. He is claiming the difference between the old rental amount he was paying and the new rental amount contracted by me with the new tenant for my property, in addition to the moving expenses. I believe it is only fair to pay the difference between the old rental amount and the new rental amount the former tenant is paying for the new property he has leased with his new landlord, plus the expenses he incurred for moving into his new property. Please advise which of the above amounts I need to settle!+2

The landlord insists on increasing the rent more than RERA Index. What can I do?
Q: Hi everyone, I’m facing an issue with my rental situation and would appreciate any advice. I purchased a company in July that’s renting a shop space, and the tenancy contract (under the company’s name) is ending on November 22. The landlord is insisting on a 40% rent increase, even though the RERA Index clearly indicates a 0% increase for this area. I’ve informed the landlord that this increase isn’t in line with RERA regulations, requested a new contract, and asked him to come by to collect the cheques—but he’s been unresponsive. To protect our position, I filed an offer and deposit with the rental dispute center, but it was automatically closed because the landlord didn’t respond. My question is: what should I do next? Filing a case for renewal will cost 5% of the rent, which is a significant amount right now. Are there any alternatives to proceed without incurring that cost, or any other steps to ensure the landlord adheres to the regulated rental terms?+4

Does a tenancy contract supersede the laws of the Real Estate Regulatory Agency (RERA)?
Q: Dear Lawyers, Dubai Tenancy Question Addendum: 1. In case of not renewing the contract, the tenant shall inform the landlord 3 months prior. If the tenant fails to do so, they shall bear a penalty of 2 months` rent for not notifying the landlord. 2. Failure to execute the renewal (at the sole discretion of the landlord) shall result in the automatic termination of this agreement. 3. The landlord unequivocally objects to the tenant`s continued occupation of the premises after the expiry of this agreement. An overstay fee shall apply from the day following the expiry of the term. The tenant’s continued occupation shall not result in the automatic renewal of this agreement. Questions: A. Does this addendum supersede the laws of the Real Estate Regulatory Agency (RERA)? B. Does the contract automatically renew, or is it considered terminated as per the conditions of the addendum? C. How much should be paid to the landlord if the tenant vacates a week after the expiry of the contract?

Q: Dear Lawyers, My Dubai landlord is proposing a 9.52% rent increase, which I believe is unlawful. The current rent falls within the RERA rental index range, and no increase is permitted according to the index. The landlord’s representative has been uncooperative in providing proof of a Power of Attorney (POA) or any justification for the proposed increase. Questions: 1. If my landlord is not responding to my emails and calls, how can I renew the contract?
Q: Hi, My landlord sent an email mentioning that the rent will be increased for next year; however, the new rent amount was not specified in the email. The email was sent in accordance with the 90-day notice requirement. When I called the landlord`s office, I learned the rent amount, which was more than a 15% increase and not in line with RERA regulations. According to RERA, the rent can only be increased by a maximum of 10%. My tenancy contract will expire on February 4, 2025. My questions are: 1.
