The tenant is not cooperating with the sale of the property. What to do?
Q: Dear Sir/Madam, As landlords, we gave the tenant 12 months` notice to vacate the villa, which will be completed in another 2 months. The regulations allow viewing with 24 hours notice, and we have documented this in our contract. However, the tenant is unwilling to cooperate on this matter. We have agreed to sell the property to a buyer, and the valuation needs to be done in another 2 weeks so that the bank can approve the loan within the agreed period. What should we do in this scenario? The tenant could damage the property and leave without allowing us to view it until the last day. How can we recover the money from him in this situation, given that the deposit amount is very low? If the sale does not go through, is it permissible for us to rent the property to another tenant, as the sale contract failed due to the existing tenant`s non-cooperation? Appreciate your advice!

Forcing an employee to vacate company accommodation without paying the dues
Q: Dear Sir/Madam, I worked at a hotel and resigned with a 30-day notice period. My last day of work was July 18th. They were holding my passport, and I requested it back. Initially, they refused, but they gave it to me today along with my cancellation letter. However, they still haven`t paid my pending salary and gratuity. Since I asked for my passport, they are now forcing me to vacate the company accommodation. I have nowhere to go because they haven`t paid my pending settlement and I don`t have the money to rent a new place. Can you please help me? How long, at maximum, can I use the company accommodation? Can they force me to leave without settling my last pay?

Rent increase without 90-day notice if the landlord is changed. Is this legal?
Q: Dear Sir/Madam, I have not been served with a 90-day notice of any rent increase. The agent says that the landlord has changed, and that is why the rent is being increased. My assumption is that even if the landlord has changed, they still have to give me 90 days` notice of any rent increase. Is that correct? Also, this is only my first-year renewal. Will my UAE visa and labor card be canceled after 6-8 months out of country?
Q: Hi, I left the UAE on February 6th. I am on an employment visa in Dubai. The company has closed down, and the owner has gone back to his home country. Will my labor card be canceled automatically once I am outside the country for 6-8 months? Once my Dubai visa expires outside the country, can I re-enter on a new visa? Does the visa or labor card automatically get canceled if an employee is out of the country for 6-8 months and their visa also expires while outside the country? Or do I still need to cancel my labor card? PS: I learned that my labor card expired in 2021. So, will the labor card and visa still get canceled, or does someone have to come and do that? I do not want to file a salary case against the company, nor do I want any legal action. I am considering coming back on a new visa after my old visa gets canceled. I wanted to know if the old visa and labor card will get canceled automatically by then since I will be out of the country for 8 months and my visa will also expire while I am outside the country.2023/07/28

س: مساء الخير، أبحث عن شراء عقار مستأجر حيث أرسل البائع بالفعل إشعارًا بالإخلاء لمدة عام للمستأجر. أشتريه للاستخدام الشخصي وأريد الانتقال إليه بمجرد مغادرة المستأجر في مارس. هل إشعار الإخلاء الأصلي للبائع لا يزال ساريًا بعد بيعه لي أم يجب علي تقديم إشعار إخلاء جديد للمستأجر؟
