Q: Dear Lawyers, I need clarity as to whether a divorcee visa is still applicable specifically in the Abu Dhabi emirate subsequent to the divorce for a woman who has been granted child custody during the divorce judgment. I am aware that a one-year grace period was granted to divorced women in the past as part of the divorcee visa but I am unsure if the law is still active as of today.

Will I have to pay training costs if I resign from my job in the UAE?
Q: Hello, I am planning to resign from my job because I can no longer take the pressure I am getting every day. I am only 4 months into the company. It is a limited contract. This is what bothers me: in the contract I signed, it says that I have to pay the training cost of 5000 AED if I resign before 1 year. - Will I pay that amount if I resign during probation or even after 6 months? - If I resign after 6 months, will I still have to pay the full amount or half? Can someone help me with my questions, please?

Q: Dear Team, I have an issue with my credit card, which was issued in 2013 and I used the same till 2018, all the payments had done on time. Unfortunately, last time in 2018, I was troubled by a financial crisis. Due to the same, I had some amount pending on my credit card, and in 2018, I went to my home country as I lost my job. This year, two months back, I came back to UAE. Now the bank team is asking for a huge amount for the settlement. Could you please advise me on how to close this case with the fine by the court?

Is it possible to travel back to the UAE or other countries if I was deported for homosexuality?
Q: Hello, Just wanted to ask if I can return to the UAE or if my case will be removed. I got detained in prison with a case of “Gay” for 6 months and was deported back to Thailand and I am currently in Thailand. My question is if I am going to apply for a working visa to Canada and they do an international background criminal check, will they know that I was detained before in the UAE? Can I send my tenants eviction notices if they did not agree on the rent increase?
Q: My tenants wish to renew their contracts but unfortunately, we are unable to agree on the increased rental price to reflect the significant changes in the market over the past year. Instead, they quote that the RERA rental price index suggests that no increase is in fact allowed despite the fact that no property can be found at that price in the same area. Given the fact we are unable to agree, am I correct in my understanding that now I must give them a new contract upon the expiry of the old one at below market rates? Also, can I invoke the 12-month notice period to vacate, as stated in their current contract (I could have done this before now but chose not to), via email? هروب مستأجر بعد تقديم شيكات باسم صديقه لحين فتح حساب بنكي
س: السلام عليكم، كتبت شيكات لصديق من أجل مساعدته لاستئجار محل على أن تُستبدَل عند فتح حساب بنكي خاص به، لكنه تمنع وهرب خارج الإمارات. صاحب العقار يطالبني بقيمة شيكات مرتجعة. هناك ٣ شيكات مرتجعة قيمة كل شيك ٨٤٠٠٠ درهم. ليس لي أي منفعة من العقار؛ مجرد أنني أعطيت شيكات بحسن النية لحين الاستبدال. تواصلت مع صاحب العقار وأبلغته أنه يجب عليه تنفيذ إخلاء المحل وإيقاف صرف الشيكات، لكنه يرفض. صاحب العقار أقام دعوى تنفيذ يطالب بتسديد مبلغ ٨٤٠٠٠ درهم ثم دعوى أمر على عريضة ومنع السفر بحقي. يطالب بمبلغ ١٨٨٠٠٠ درهم ومنع السفر. كيف أستطيع إيقاف ما تبقى من الشيكات حتى لا يصبح المبلغ أكبر والقضية تتوسع؟ ولكم جزيل الشكر!

Q: Hi, I bought an off-plan property from a developer in November 2022 and signed a sale and purchase agreement (SPA). The handover is scheduled for 2026, and I have paid 20% of the total amount. Q: Dear Sir/Madam, My tenants would like to renew their tenancy contract for another year. However, property rental prices in the area of my property have increased by 30-35% in the last 12 months. As I am not a wealthy landlord (the property was purchased from my pension funds in order to provide me with an income), is it acceptable for me to increase the rent to align with current market prices when preparing the new contract? Please note that the RERA index calculator does not appear to reflect current market prices, so I am unsure of the best course of action or what my options are.
