Contract expired 2 months ago. Owner wants to raise rent. Can I renew at old price?
Dear Sir/Madam,
I was overdue for my tenancy contract renewal; no one contacted me, and the contract expired 2 months ago. I have been living in this apartment for 2 years, and now the owner of the apartment wants to raise the price.
I read that I had a grace period of 90 days to renew my contract, but the agency says that I only had 15 days.
Who is right in this situation, and can I renew the contract at the old price?

Dear Questioner,
According to UAE law, tenants have a grace period of 90 days to renew their tenancy contract after it has expired.
During this period, the tenant has the right to continue living in the apartment at the same terms and conditions as the previous contract, including the rent amount.
In your situation, it seems that the agency is incorrect in stating that you only had 15 days to renew the contract.
You still have the right to renew the contract at the old price within the 90-day grace period. However, if the landlord wants to raise the rent, they must give you a written notice at least 90 days before the contract expires.
If the landlord did not give you a written notice within the 90-day period, they cannot raise the rent and you can renew the contract at the old price.
If they did give you a notice within the 90-day period, you have the option to either accept the new rent amount or negotiate with the landlord for a lower price.
It is important to note that if you do not renew the contract within the 90-day grace period, the landlord has the right to evict you from the apartment.
Therefore, it is advisable to renew the contract as soon as possible to avoid any legal issues.
Dear Questioner,
According to Dubai Rental law, the landlord can increase the rent or change the conditions only after serving you the 90-day prior notification before the expiry of the contract.
Your contract will be renewed with the same terms automatically. You may pay the rent on time.
If you need further clarification, we will arrange a consultation session as well.

Dear Questioner,
Thanks for your inquiry!
According to UAE law, both the tenant and the landlord have certain rights and responsibilities when it comes to tenancy contracts.
In this situation, it is important to first check your tenancy contract to see if there is any mention of a grace period for renewal.
If there is no mention of a grace period, then the landlord may have the right to increase the rent after the contract has expired.
However, if there is a mention of a grace period in your contract, then you have the right to renew your contract at the old price within that period.
The grace period is usually 90 days, but it can vary depending on the terms of your contract.
If the landlord insists on increasing the rent, you can try to negotiate with them and remind them of the grace period mentioned in the contract.
If they still refuse to renew the contract at the old price, you can seek legal advice and file a complaint with the relevant authorities.
It is always advisable to renew your tenancy contract before it expires to avoid any complications or disputes. Make sure to carefully read and understand the terms of your contract before signing it.

Greetings,
If the lease contract expires, and the landlord does not object to the tenant's stay, the lease contract automatically renews with the same amount and the same conditions.
The landlord does not have the right to increase the rent now.
