The owner rented the villa to someone else after I paid the deposit. What to do?
Dear Community,
I recently viewed a townhouse with a real estate agent and after agreeing to rent the villa I paid a deposit to the real estate agent.
Today, I was told the owner is renting it to someone else.
What can I do? Can I enforce the rent of this villa I chose?
Thank you very much in advance!

Good Day!
Dear Questioner,
I appreciate you reaching out with your concern, and I understand how frustrating this situation must be for you.
Based on the information you've provided, it appears that you have a valid reason to be concerned about the transaction. In Dubai, rental agreements are legally binding contracts, and both parties are expected to adhere to the terms outlined in the agreement.
To address this matter effectively, I recommend taking the following steps:
- Review Your Agreement:
Carefully review the rental agreement you signed with the real estate agent. Check for any clauses related to the payment of the deposit, terms of cancellation, or circumstances under which the owner can terminate the agreement.
- Contact the Real Estate Agent:
Reach out to the real estate agent who facilitated the transaction and inform them of the situation. Request a detailed explanation for the change in circumstances and inquire about the status of your deposit.
- Document the Communication:
Keep a record of all communication with the real estate agent, including emails, messages, and any documents related to the transaction. This documentation will be crucial in building your case.
- Legal Consultation:
Considering the complexity of the situation, it's advisable to seek legal advice to understand your rights and options. As a legal professional based in Dubai, I am here to assist you in navigating this issue.
Please don't hesitate to reach out to me directly via WhatsApp or phone. I would be more than happy to discuss your case in more detail and provide the guidance necessary to protect your interests.
